A listing may bring a higher price, but compare it with the preparation, costs, and time involved. A direct sale gives you written terms to weigh against that plan.

A listing may bring a higher price, but can mean preparing the house, showings, agent commissions, buyer requests, and waiting for financing. Selling on your own puts marketing and sale coordination in your hands.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Harwood Park began in 1893 as Howard County's first planned community. Furnace Avenue, Main Street, and Old Washington Road are older North Elkridge neighborhood clusters. If repairs or clearing out are part of your selling choice, compare that work with an as-is sale.
Lennox Park is an early-twentieth-century neighborhood south of the Dorsey MARC station. If your house is rented, you can compare selling with the tenant in place against the lease and notice steps.

Closing questions
The personal representative appointed in the probate case — the executor named in the will or an administrator if there is no will — handles the estate. Maryland gives that representative legal title to manage and distribute the property. Unless the will or a court order limits the representative's authority, they can sell estate property without court approval. If the will restricts a sale or family members disagree, the representative can ask the court for permission.
If you need an estate attorney, we can help you find one.
Maryland's 10% inheritance tax may apply when a house passes to someone other than close family, such as a niece, nephew, or friend. The Register of Wills handles estate filings and inheritance-tax information.

A lender must mail a notice of intent to foreclose at least 45 days before filing, and cannot file until 90 days after the default. Owner-occupants can request foreclosure mediation, generally within 25 days after being served with the lender's final loss mitigation affidavit. The lender's appointed individual conducts the sale under the power of sale or assent to decree in the loan papers, with at least 10 days' notice. You can catch up the loan until one business day before the sale.
The circuit court must ratify the sale. You have 30 days after notice of the report of sale to file exceptions. If you live in the house and are at least 60 days behind, you can cancel a sale contract within five days after signing; a deed or other document affecting title cannot be recorded during those five days.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
The lease continues after the sale; the buyer takes over as landlord. For a house with one to three units, if a tenant named on the written lease has lived there at least six months, Maryland generally requires written notice of the tenant's right to make an offer before you offer the property to anyone else. The tenant has 30 days to make an offer; if it matches the terms in your notice, you must accept it. An unsolicited third-party offer, or an offer at least 10% below the lowest price previously offered to the tenant, can also give the tenant 30 days to match. Exceptions include some family transfers, court-ordered and foreclosure sales, and certain estate and trust transfers.
At sale, security deposits go to the buyer with an accounting. You remain liable for a deposit you do not pass along. Deposits must be returned with interest within 45 days after a tenancy ends.

Maryland's state transfer tax is 0.5% of the sale price. Each county sets its own recordation tax, and a county transfer tax may also apply. State law generally presumes the buyer and seller split these taxes unless the contract says otherwise.
When the buyer is a first-time Maryland home buyer who will live in the house, the state rate drops to 0.25%, and the seller pays the state transfer, recordation, and local transfer taxes unless the parties expressly agree otherwise. Some transfers are exempt; the settlement company can confirm whether an exemption applies.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
