Selling choices

Compare a direct as-is sale with listing your Fayetteville house

Listing or selling it yourself

Listing can make sense when the house is ready to show and you have time for preparation, showings, inspection requests, buyer financing, and closing. Compare what you might keep after repairs, cleanout, commissions, taxes, insurance, utilities, mortgage payments, and other carrying costs.

A direct as-is sale

You can compare written terms without first taking on repairs, cleaning, or cleanout. Put the offer beside the costs and obligations that still apply to your house, including a mortgage payoff, liens, back taxes, and your share of current property taxes.

Cash Offer or EZ Sale: compare the written numbers

Listing, Cash Offer, and EZ Sale are different paths. Compare the work, timing, written numbers, and what you keep before choosing.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Tennessee signing, tax, and foreclosure questions

Who can sign for an inherited house?

In Tennessee, a house usually passes directly to the heirs or people named in the will. Usually, those owners sign the deed. If the will puts the house under the personal representative's control or gives that person the power to sell, the court-appointed personal representative can usually sign. The personal representative is the person appointed by probate court to handle the estate; the court's letters prove that person's authority. Estate debts or a court order can affect a sale, and Tennessee's small-estate process covers personal property, not a house. The title company confirms who must sign for the property.

Tenn. Code Ann. §§ 31-2-103, 30-2-402, and 30-4-102. See our Fayetteville inherited-property guide.

Tennessee realty transfer tax

Tennessee charges a realty transfer tax when the deed is recorded. For a taxable sale, the rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater. A $100,000 taxable sale owes $370. The buyer pays the tax by law; some transfers are exempt.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.

If a trustee's sale is scheduled

Often, yes—you can still sell if the closing happens before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it gives the trustee a power of sale, the trustee can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. It must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of its original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale.

After a deed-of-trust or mortgage sale without a court judgment, Tennessee gives a two-year right to redeem unless the deed or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

We give written cash offers in 24 hours. You get the written offer and written terms before you commit, and we close through a title company.

How should I compare a direct sale with listing?

Compare the written price and terms with the work, costs, and time involved in listing. Consider repairs, cleanout, showings, inspection requests, commissions, mortgage payments, taxes, insurance, utilities, and other bills you would carry while waiting. The house, occupancy, and timing affect which option fits.

Who can sign for an inherited Tennessee house?

Usually, the heirs or will beneficiaries who own the house sign the deed. If the will puts the house under the personal representative's control or gives that person authority to sell, the court-appointed personal representative can usually sign instead. The court's letters prove that person's authority; the title company confirms the required signers for the property.

Who pays Tennessee realty transfer tax?

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
