Nebraska charges documentary stamp tax when a deed transfers real estate. The person signing the deed owes it under the statute. For transfers before January 1, 2032, the rate is $3.32 for each $1,000 of value or part of $1,000; after that, it is set to drop to $2.32. If foreclosure has started, use the notice and the loan documents

Nebraska foreclosure timing depends on whether the loan is secured by a trust deed or a mortgage. With a trust deed, a recorded notice of default generally gives one month to cure a qualifying payment default before the loan's original maturity; certain farm properties have two months. After that minimum period, a trustee may publish a sale notice once a week for five weeks, with the last publication 10 to 30 days before the sale, and must mail notice at least 20 days before it. A completed trustee's sale has no right of redemption.
