The short answer

Compare what you keep with the work and cost of listing

Listing can make sense when the house is ready to show and you have time for preparation, showings, inspection responses, buyer financing, and the bills you carry while waiting. A direct as-is sale gives you another written number to compare if repairs, cleanout, occupancy, estate questions, or a deadline changes what you want to take on. Put the likely costs and terms beside each option before deciding.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

The sale price is not the amount left after costs. Compare a listing estimate or written offer with the mortgage payoff, liens, back taxes, current property-tax share, repairs or cleanout if you list, other selling costs, and the bills you carry while waiting.

Local property context

Use the address and permit history, not a neighborhood assumption

Historic-area work is address-specific

Knoxville-Knox County Planning names places including Fort Sanders, Fourth and Gill, Mechanicsville, and Old North Knoxville in its historic-preservation guidance. The City and County each have a Historic Zoning Commission; in designated historic zones, the relevant commission reviews building-permit applications for construction or demolition. A neighborhood name alone does not show whether a particular house is in a designated zone or what a proposed project needs.

A local orientation point

The University of Tennessee, Knoxville describes its campus as beside the Tennessee River and amid downtown. It is useful city context, not a claim about a particular home’s distance, value, or condition.

Inherited property: who can sign?

Knox County Chancery Court identifies a Probate Division for estate matters and publishes its local office route. That does not determine the proper court or signer for a particular estate. The deed, estate appointment papers, ownership, and any court orders matter; ask the title company and an estate attorney to review the papers for the house.

Tennessee realty transfer tax

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property’s value, whichever is greater. State law makes the buyer responsible for the tax. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

If a trustee’s sale is scheduled

Often, you can still sell if closing happens before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it gives the trustee a power of sale, the trustee can auction the house without a court case. Under the notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. It must also be posted online by a third-party internet posting company for at least 20 days in a row, and the trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the trustee may postpone the sale one or more times without another newspaper notice, but the sale must still happen within one year of its original date. The new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the delay is more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. For a deed-of-trust or mortgage sale without a court judgment, Tennessee provides a two-year right to redeem unless the deed or mortgage expressly waives it; court-ordered sales have different rules. Check the actual notice and loan papers with a Tennessee attorney. Tenn. Code Ann. §§35-5-101 and 66-8-101; 2025 Pub. Ch. 515.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
