The short answer

Compare an as-is sale with the work and wait of listing

Start with the actual address, condition, access, occupancy, ownership, payoff, tax status, and the date that matters to you. A direct sale gives you another written number to compare; a listing may fit when the house is ready to show and you have time for preparation, buyer questions, and settlement.

Selling choices

Compare the work, timing, and money you keep

List with an agent or sell it yourself

A listing may fit if the house is ready to show and you can take on preparation and waiting. Add repair estimates, cleaning or cleanout, showings, inspection requests, commissions, utilities, insurance, taxes, mortgage payments, and the time until closing to your comparison.

Ask for a direct as-is sale

You can compare written terms for the house as it sits before taking on repairs, cleaning, or staging. Put the price beside the payoff, liens, taxes, occupancy, and other costs that apply to this property; the highest sale price is not always the amount you keep.

Two ways we buy

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Cash Offer

  • USA Home Buyers buys directly
  • 30 days or less; lower price
  • No repairs, no commissions, no closing costs
  • Direct property review

EZ Sale

  • Goes to one of our partners
  • 60 days or less; higher price than the Cash Offer
  • No repairs, no commissions, no closing costs
  • Yes, partner visits

You receive written offer terms before you commit, and the closing is through a title company. Compare each written number with what you may keep after the costs and obligations for your house.

Local property facts

Check the city boundary and any historic-district work by address

Weakley County lists Martin as one of its municipalities. The City publishes Martin maps, and the County directs permit questions for addresses inside city limits to City Hall while describing a separate county process. Confirm the actual address and boundary with the relevant office before relying on a permit route.

Martin historic-district and permit questions

Martin has separate downtown commercial and residential design-review guidance. For a structure in the City's historic district, the Historic Zoning Commission says a Certificate of Appropriateness is required before exterior work visible from the roadway. The City's building-code page also lists residential permit categories, including additions of 30 square feet or more and structural remodeling. These facts do not establish a particular house's district status, permit history, or a sale-clearance requirement; ask the City about the address and proposed work.

Downtown Martin and UT Martin

The City identifies Downtown Martin as a local area and UT Martin lists its campus at 554 University Street. These are useful orientation points, not parcel-level neighborhood boundaries or a statement about a home's value or condition.

Paperwork and closing questions

Confirm who can sign, what tax applies, and which deadline controls

Inherited property: who can sign?

Weakley County's Clerk & Master provides local Probate Information and Will Information routes. Those are local contacts, not a determination of the proper venue or the person authorized to sign for a specific estate. Gather the deed, will, appointment papers, and any court orders; have the title company review them and speak with an attorney about your situation.

Tennessee realty transfer tax

Tennessee charges a state realty transfer tax when a deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater; a $100,000 taxable base means $370. By law, the buyer pays it, the buyer states the price or value under oath on the deed, and the County Register of Deeds collects it for the State. Some transfers are exempt, including certain transfers between spouses, divorce settlements, executor's deeds carrying out a will, and transfers into or out of a revocable living trust.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.

If a trustee's foreclosure sale is scheduled

Often, yes, you can still sell a Tennessee house if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county, with the first newspaper notice at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy of the notice by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale. It must also be posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it (Tenn. Code Ann. § 66-8-101). A court-ordered sale has different rules. A post-sale redemption right is not extra time to close before the sale. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Where to find help

Start with the office that handles the address or record

County offices handle different records and account questions. The Property Assessor describes maintaining ownership information and property maps; the Register of Deeds maintains public records relating to real-estate ownership. For a tax balance or delinquent-tax notice, confirm the account and date directly with the Weakley County Trustee.

Check real-estate tax accounts and delinquent-tax notices. The County warns unpaid delinquent taxes may be subject to a lawsuit and eventual property sale; confirm any notice and deadline with the Trustee.
