Compare the choices

Compare the work, timing, and money you may keep

Listing the house

A listing may fit if the house is ready to show and you can take on preparation and buyer visits. Compare the likely proceeds after repairs, cleaning, commissions, inspection requests, taxes, insurance, utilities, and the bills you carry while waiting for a buyer and closing.

A direct as-is sale

A direct sale gives you written terms to compare without repairing, cleaning, or clearing the house first. Consider the property's condition, occupancy, payoff, liens, taxes, and your timing alongside the number you would receive.

Cash Offer or EZ Sale: compare the written numbers

The Cash Offer and EZ Sale have different buyers and timeframes. Compare their written numbers and terms with a listing before choosing what fits.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Compare market context with your own costs

Housing prices and selling conditions

These measures describe housing prices and selling conditions for the areas and periods shown. Compare them alongside repair costs, your mortgage payoff and selling costs.

Zillow's typical home value is a modeled market measure, not a price for your address: $252,152 (As of September 2026; Zillow typical home value for McMinnville, TN).

A market figure cannot show the condition, payoff, and selling costs for one house. Compare a listing estimate or written offer with the mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout if you list, and the bills you carry while waiting.

Local property context

Use the address and the actual property records

Permits, maps, and code questions

McMinnville is Warren County's county seat. City GIS maps city limits, property boundaries, and zoning; City Community Development lists permits, inspections, floodplain management, and code enforcement, while Warren County publishes separate building and environmental code information. The property address and any notice identify the office relevant to a specific question. We can review a house with an open permit or code issue as it stands.

Court Square and the Barren Fork River

Warren County history places McMinnville's 1810 townsite north of the Barren Fork River, with a central reservation for civic buildings. Court Square and the river can help orient a downtown property, but the historic townsite does not establish a particular home's age or condition. We look at the house itself when discussing a sale.

Taxes and deadlines

Check Tennessee's transfer tax and any trustee-sale date

Tennessee realty transfer tax

For a taxable deed, Tennessee charges 37 cents for each $100 of the price paid or the property's value, whichever is greater. A $100,000 taxable transfer owes $370. State law assigns the tax to the buyer, and the county Register of Deeds collects it for the state when the deed is recorded. Some transfers are exempt.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.

If a trustee's sale is scheduled

Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. It must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the trustee may postpone the sale one or more times without a new newspaper notice, but the sale must still happen within one year of its original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed or mortgage expressly waives it; court-ordered sales have different rules.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
