Sell Your House Fast in Morristown, TN — Cash Offer in 24 Hours

Yes. USA Home Buyers buys houses as-is in Morristown, in Hamblen County, and in Jefferson County, Tennessee.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Written offer and written terms before you commit; title-company closing.

The short answer

Compare the written terms with the work and costs of listing

Start with the address, condition, who lives there, the ownership papers, and the date that matters to you. We review the house as-is and give you written terms to compare before you commit. A title company handles the closing; title, payoff, estate authority, occupancy, and current notices can affect the schedule.

Compare the choices

A listing and a direct sale ask different things of you

List with an agent or sell it yourself

A listing can fit when the house is ready to show and you have time for preparation. Compare the likely sale price with repair bids, cleaning and cleanout, photography, showings, inspection requests, commissions, concessions, taxes, insurance, utilities, and the months you may carry the property.

Ask for a direct as-is offer

You can compare written terms without first repairing, cleaning, or clearing out the house. A direct offer may be lower than a successful retail sale; compare what you would keep after payoff and other property obligations with the work and time you would avoid.

Cash Offer or EZ Sale: compare the written numbers

Compare the Cash Offer and EZ Sale terms with a listing plan and the needs of your house. The written numbers let you compare what each path means for your time, costs, and proceeds.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Morristown market numbers

Use market measures as context, not as a price for your house

A market-wide figure cannot account for the condition, repairs, access, occupancy, ownership, payoff, and costs for one house. Compare the figures with the facts and timing that apply to your property.

Planning tool

Estimate what you might keep after selling costs

Net proceeds are what remains after the costs and obligations you enter. Put a realistic listing estimate beside your written offer, then adjust repairs, commissions, payoff, taxes, holding costs, and other assumptions.

Local property context

Check the parcel before choosing a city or county office

Morristown touches two counties

The 2026 Census incorporated-place boundary for Morristown intersects Hamblen and Jefferson Counties. That citywide label does not tell you which county contains a particular address or whether the parcel is inside city limits. Check the parcel and use Morristown's address lookup before routing a tax, permit, or code question.

A local starting point for repair questions

Morristown's Community Development and Housing page describes accessibility and safety work in the Central Business District and points residents seeking home-repair financial assistance to CAC Housing and Energy. Check with the City and CAC about current funding, eligibility, and availability; this page does not establish that assistance is currently open.

Who can sign?

Start with the recorded deed. Other owners, an estate representative, or someone acting under a trust or court papers may also need to sign, depending on the ownership documents. Have the title company review the deed and any estate or authority papers before relying on a closing schedule. An attorney can advise you about your specific situation.

Tenants, access, and possession

If someone rents or otherwise occupies the house, include the lease, access limits, occupancy, and possession plan in the comparison. Have the title company or an attorney review notices or court papers before relying on a move-out date. A sale conversation does not settle a tenant's rights or a court deadline.

If a Tennessee trustee's sale is scheduled

Often, yes, you can still sell if the closing happens before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at public auction without a court case.

Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county. The first newspaper notice must be at least 20 days before the sale. Notice must also be posted online by a third-party internet posting company for at least 20 consecutive days. The trustee must mail you a copy by registered or certified mail no later than the date of the first newspaper notice.

Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days beforehand.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. Confirm the current date and your documents with the trustee, title company, or an attorney. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Tennessee realty transfer tax

Tennessee charges a state realty transfer tax when a deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater; a $100,000 sale owes $370. State law makes the buyer responsible, and the county Register of Deeds collects the state tax. Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor's deed carrying out a will, and transfers into or out of a revocable living trust.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
