Tennessee charges a realty transfer tax when a deed is recorded. The rate is 37 cents for each $100 of the price paid or the property’s value, whichever is greater; a $100,000 sale owes $370. The buyer pays the tax by law, and the county Register of Deeds collects it for the state. It is a state tax, not a separate city tax.
Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor’s deed carrying out a will, and some transfers into or out of a revocable living trust. Ask the Register of Deeds for the county tied to the property about recording requirements, and have your closing professional confirm whether the tax or an exemption applies to your transaction.
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax.
Your mortgage, liens, back taxes, and share of current property taxes are separate.
