Cash Offer or EZ Sale: compare the written numbers

Listing may fit if you want to prepare the house, arrange showings, and wait for a buyer. Compare its likely price with repair bids, cleanout, commissions, buyer requests, and the bills you carry. A direct as-is sale gives you written numbers to compare without starting repair or cleanout work first.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Local issues that can affect a house sale

Original Town Business Historic District

The City's Original Town Business Historic District covers an area around original town, downtown, and the Lincoln County Courthouse, generally from A Street to Front Street and Vine Street to Chestnut Street. If you have questions about selling a home in the district, call us — we'll sort it out with you.

Permitted building work

Building work that requires a permit must be inspected and approved by a City building inspector. If the house has permitted work, call us — we'll sort it out with you.

Vacant, overgrown, or noticed property

The City lists weeds, overgrowth, obstructions, unkept properties, and junk vehicles among typical nuisance concerns. Its Code Compliance page says weeds or vegetation over 12 inches must be cut from April 1 through October 30, including vegetation in abutting streets and alleys. The City's nuisance-notice explainer describes an initial 10-day response period and, if the matter is unresolved, personal service followed by a further 5-day period before referral to the City Attorney. The actual notice for the property controls its deadline.

Nebraska foreclosure: a trust deed and a mortgage have different clocks

A sale may still be possible if it can close before the foreclosure sale. With a trust deed, a trustee records a notice of default with the county Register of Deeds. For one month after that recording, you can generally cure a payment default before the loan's original maturity by paying the amount due plus allowed costs and fees; certain farm properties have two months. Principal due only because of acceleration is excluded from that cure amount, but principal already due at maturity is not. A later cure before the sale can have different allowed costs and fees.

After at least one month—or two months for the specified farm properties—the trustee can publish a notice of sale once a week for five weeks. The last publication must be 10 to 30 days before the sale, and a copy must be mailed at least 20 days before it. The trustee sells at public auction and may postpone the sale by announcing it at the sale; there is no right to buy the house back after a trustee's sale.

With a mortgage, the lender must go to court. Within 20 days after the court's decree, you can file a written request to delay the sale. A delay can be nine months, or— for the residential mortgages covered by the statute—three months if the original final payment was more than 20 years after the foreclosure complaint, or six months if it was more than 10 and no more than 20 years after that filing. You can redeem by paying the court judgment, interest, and costs before the court confirms the sale. If the auction buyer is not the plaintiff, the statute also requires interest on that buyer's purchase price.

If you live in the house and foreclosure has started, Nebraska generally lets you cancel a contract to sell to a business buyer when the contract meets the Nebraska Foreclosure Protection Act. The deadline is generally midnight of the third business day after signing or noon on the last business day before the sale, whichever comes first. The Act gives no cancellation right if you first agree to the purchase on or after that noon deadline. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Nebraska documentary stamp tax

Nebraska charges documentary stamp tax when a deed transfers real estate. The seller who signs the deed owes $3.32 for each $1,000 of value or part of $1,000 for transfers before January 1, 2032; after that date, the rate is set to drop to $2.32. Value is generally the full price paid, including a loan the buyer takes over. Some transfers are exempt, including certain transfers between spouses or between parents and children with no payment, and a personal representative's deed transferring property to heirs.

When you sell to us, we pay the closing costs, including Nebraska's documentary stamp tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Questions about selling a North Platte house

Does USA Home Buyers buy houses as-is in North Platte?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We'll give you a written cash offer within 24 hours. You receive written offer terms before you commit, and closing is through a title company.

How do I compare a direct sale with listing my house?

Compare the written price and terms with repair bids, cleanout, showings, inspection responses, commissions, taxes, utilities, insurance, mortgage payments, and the time you would carry the property. We'll give you a written cash offer within 24 hours. We can close as fast as 7 days when title and closing details allow.

Can I sell a Nebraska house if foreclosure has started?

Often, yes, if the sale can close before the foreclosure sale. The steps and deadlines differ for a trust deed and a mortgage, so check the actual notice or court record. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

What Nebraska documentary stamp tax applies when I sell?

For transfers before January 1, 2032, Nebraska's documentary stamp tax is $3.32 for each $1,000 of value or part of $1,000. The seller who signs the deed owes it by law, subject to exemptions. When you sell to us, we pay the closing costs, including Nebraska's documentary stamp tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Where can I get help with an inherited North Platte house?

If the house is part of an estate, talk with us about the property and the estate papers. We can work alongside whoever is handling the estate. If you need an estate attorney, we can help you find one. The Nebraska Judicial Branch lists Lincoln County Court in its county court contacts.
