Start with the question in front of you

The Assessor handles valuation and parcel information; the Treasurer handles tax accounts; the Register of Deeds maintains recorded land documents; and court questions belong with the court named on the case notice. Lincoln County Court is listed here for local estate and probate routing.

Use the property’s exact address when you contact an office. A market-level county lookup is not a parcel-boundary or court-venue determination. If you are weighing a sale, the pages below gather the local tax rule, situation guides, market report, selling process, and calculator.

We answer 24/7 at 888-274-5006. The form below is another way to share the address and ask for a written cash offer.

Lincoln County Assessor

Lincoln County · assessment, valuation, and parcel information

Use the Assessor for assessed value, assessment records, and parcel or property-record questions. Assessment work is separate from tax collection, deed records, and court judgments.

301 N. Jeffers Street, Room 110A, North Platte, NE 69101 · 308-534-4350 ext. 4170 · weekdays, 9 a.m.–5 p.m.

Lincoln County Treasurer

Lincoln County · real-estate and personal-property tax accounts

Contact the Treasurer about a county property-tax account, payment, or balance. Ask about the status of the actual parcel; a tax account is different from its assessed value or recorded deed.

Lincoln County Register of Deeds

Lincoln County · deeds and recorded land instruments

The County identifies this office as the keeper of county land records and the office that records deeds and other instruments. That is a different record path from assessment, tax-account, or court-case questions; confirm document-specific intake with the office.

301 N. Jeffers Street, Room 103, North Platte, NE 69101 · 308-534-4350 ext. 4190 · weekdays, 9 a.m.–5 p.m.

Lincoln County Court

Lincoln County · local probate and estate contact routing

For an estate or probate question, use this local court contact to ask where the filing or inquiry belongs. The county contact listing does not decide the proper venue for a particular case or estate.

301 North Jeffers Street, Room 207, North Platte, NE 69101 · 308-534-4350.

A Nebraska sale-cost rule

Check the documentary stamp tax on the deed

Nebraska charges documentary stamp tax when a deed transfers real estate. The seller who signs the deed owes it under state law. For transfers before January 1, 2032, the rate is $3.32 for each $1,000 of value or part of $1,000; the law sets the rate to drop to $2.32 after that date. Round the value up to the next $1,000: a $100,000 transfer owes $332, and a $150,500 transfer owes $501.32. The tax is paid to the county Register of Deeds when the deed is recorded.

Some transfers are exempt, including certain transfers between spouses or between parents and children with no payment, and a personal representative’s deed transferring property to heirs. Before signing, ask the title or closing professional whether an exemption applies and what the deed requires. When you sell to us, we pay the closing costs, including Nebraska’s documentary stamp tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
