The short answer

Yes, we buy Ocean City houses as-is

You do not have to repair, clean, or clear out the house before selling to us. We review the property and give you written terms before you commit; a title company handles closing. Compare those terms with the work, time, and costs of listing the property.

Compare the choices

Listing, selling on your own, or a direct as-is sale

Listing with an agent

Ask what repairs, cleanout, photos, showings, inspection responses, commissions, and buyer-financing steps could apply to your house. Compare the expected amount after the listing agreement, preparation, and bills you would carry while waiting for settlement.

Selling on your own

A seller-managed sale puts marketing, access, offer review, and coordination on you. Decide what professional help or transaction costs you want, then compare that work and timing with the other choices.

Cash Offer and EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Steps and numbers

Use market context, then compare what you might keep

Market measures describe a broader area or period, not the price or net proceeds for your address. Compare them with the house’s condition, repair costs, payoff, taxes, and time you would carry it.

Housing prices and selling conditions

These measures describe housing prices and selling conditions for the areas and periods shown. Compare them alongside repair costs, your mortgage payoff and selling costs.

Useful local facts

Match an Ocean City property question to the right Town record

The Town of Ocean City and Worcester County publish separate offices and service routes. Confirm the actual jurisdiction and record for the address; a city-street address alone does not determine a parcel, tax, title, or estate question.

Rental licenses and Town violations

The Town Rental Hub describes an annual rental-license process. A new rental license must schedule a rental inspection, and unresolved violations must be resolved before license renewal. Check the current license and any notice for the specific address with the Town.

Flood and nuisance-flooding questions

The Town publishes flood-hazard and nuisance-flooding information and directs property-specific inquiries to Planning and Community Development. Use its contact route with the address; this page does not identify a flood zone or hazard status for a particular parcel.

Town flood-hazard information →

Map sheets are for orientation, not boundary rulings

The Town Map Book indexes 1st St., 40th St., and 125th St., along with named MHP map sheets such as Isle of Wight, Sundowner, and Warren’s. It is an address and map-sheet locator, not a neighborhood-boundary ruling or a finding about a property’s housing type. The Town's online permitting page is a starting point for permit questions, not a decision about whether specific work at a particular house needs a permit.

Closing questions

Check authority, foreclosure dates, and taxes

Inherited property and who can sign

Who may sign depends on how the property is owned and what the estate or court papers say. Worcester County’s Register of Wills is the local probate-office contact route; the property’s street address alone does not establish the estate venue or signer. A title company can identify the ownership and estate documents it needs to review.

Maryland mortgage foreclosure deadlines

Often, you can sell before a foreclosure sale if the loan can be paid off at closing before the sale. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Maryland requires the lender to mail a notice of intent to foreclose at least 45 days before filing, and generally does not allow filing until 90 days after default. An owner-occupant can request mediation, generally within 25 days after being served with the lender’s final loss-mitigation affidavit.

  • The foreclosure sale is held by an individual acting for the lender under the power of sale or assent to decree in the loan documents, with at least 10 days’ notice to you. You can catch up the loan until one business day before the sale.
  • The sale is not final until the circuit court ratifies it. You have 30 days after notice of the report of sale to file exceptions.
  • If you live in the house and are at least 60 days behind, you can cancel a contract to sell within five days after signing. A deed or other document affecting title cannot be recorded during those five days.

Read the State's mortgage-foreclosure process overview, and Maryland law on notices, filing, and mediation, foreclosure sales and court ratification, the right to catch up the loan, and the five-day right to cancel certain sale contracts.

Maryland transfer and recordation taxes

Maryland’s state transfer tax is 0.5% of the sale price. Worcester County sets the local recordation-tax rate, so the county amount depends on the current rate. The taxes are generally presumed split equally between buyer and seller unless the contract says otherwise, and some transfers are exempt. For a first-time Maryland home buyer who will live in the house, the state rate drops to 0.25%; the seller pays the state transfer tax and the recordation and local transfer taxes unless the parties expressly agree otherwise. Ask the settlement company to confirm the amount, any exemption, and the allocation for this sale.

When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
