Maine taxes each deed that transfers real estate at $2.20 for every $500 of value or fraction of $500. By law the tax is split evenly: half on the seller and half on the buyer. On a $100,000 sale, that's 200 units × $2.20 = $440 in total, or $220 each. Since November 1, 2025, the part of the value above $1,000,000 carries an extra $3.80 per $500, so most homes aren't affected. The county register of deeds calculates and collects the tax when the deed is recorded. Some transfers are exempt, but exemptions have conditions and a regular sale to a buyer usually doesn't qualify. When you sell to us, we pay the closing costs, including the real estate transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
