What you keep: compare the written numbers
The sale price is not always what you keep. Compare the written price with repairs, commissions, cleanout, holding costs, your payoff, liens, back taxes, and your share of current property taxes. The Amarillo calculator lets you change assumptions and compare possible net proceeds.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Amarillo
Can I sell a house as-is in Amarillo?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the house and its condition.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
What would I keep after selling costs?
The useful comparison is net proceeds: what remains after sale costs and property obligations, not just the sale price. Compare likely selling costs, repairs, commissions, cleanout, and the time you carry the house. Your mortgage, liens, back taxes, and share of current property taxes are separate amounts to account for.
Can I see the offer and terms before I decide?
Yes. Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, timing, and property-specific costs before deciding.
How soon will I get a written cash offer?
We give written cash offers in 24 hours. Start with the property address and the details about condition, occupancy, and timing that you know.
Does Texas charge a real estate transfer tax, and what costs remain mine?
No. Texas has no state, county, or city real estate transfer tax. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if a deed leaves out the buyer’s mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I sell my Texas house while it is in foreclosure?
Often, yes, if your sale closes before the foreclosure sale. Texas lenders usually foreclose without going to court, through a trustee or substitute trustee. For a home used as your residence, the loan servicer must send a written notice of default by certified mail and give you at least 20 days to catch up before a sale can be noticed. At least 21 days before the sale, the sale notice must be posted at the courthouse, filed with the county clerk, and sent by certified mail to each borrower. The public auction is usually on the first Tuesday of the month between 10 a.m. and 4 p.m.; it must start no later than three hours after the time stated in the notice. Some foreclosures go through court and follow different steps. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I sell a Texas rental house with a tenant still living there?
Yes. A sale does not cancel the lease; the buyer becomes the new landlord. Once the new owner gets title, it is responsible for returning the tenant’s security deposit and giving the tenant a signed statement with the deposit amount and notice of that responsibility. You remain responsible for deposits you collected until the new owner receives them or takes over that responsibility, unless your written contract says otherwise. For a month-to-month tenancy with monthly rent, either side can end it with notice; it ends on the later of the date in the notice or one month after notice is given. A lease signed by both sides can set a different notice period.
Can I sell a Texas house I inherited before the estate is finished?
Often, yes, once the person with legal power to sign is clear. In an independent administration, the executor or administrator can generally sell without first asking the judge, once the court issues letters showing the appointment. In a dependent administration, the court stays in charge: a court order and the judge’s approval are needed before the deed is signed. The will and estate process determine who can sign, and the title company checks the documents and proof needed for the sale.
Can I sell an Amarillo house with a city code notice or lien?
Usually, yes, but a sale does not automatically end an open order or court case. A city may set a deadline to correct a code problem; if it is not corrected, the city may issue a citation or arrange work and bill the owner. A municipal lien filed with the county clerk can remain with the property until it is paid. Share any notices with the closing professionals so they can check the open orders and liens for the property.
What should I have ready for a first conversation?
Start with the property address, what you know about its condition, who lives there, and your timing. A lease, estate paper, lender notice, tax notice, or city code notice can help answer the next question, but you can call before you have every document gathered.
