Money and choices
Compare what you keep, not only the sale price
Your net proceeds are what remains after sale costs and property obligations. A mortgage payoff, liens, back taxes, your current property-tax share, repairs, and the costs of waiting can change the number. Use your own assumptions in the Baltimore net proceeds calculator.
Cash Offer and EZ Sale have different terms. See the Cash Offer and EZ Sale comparison below before comparing the written numbers.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Do I need to repair, clean, or empty the house before selling to you?

What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
What closing costs and transfer taxes do you pay in Maryland?
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. This does not pay your mortgage, liens, back taxes, or your share of current property taxes. On another kind of sale, Maryland's state transfer tax is generally 0.5% of the price. Baltimore City sets its recordation tax, and counties set their own recordation tax; many counties also charge a county transfer tax. These taxes are generally split equally by law unless the contract says otherwise. When the buyer is a first-time Maryland home buyer who will live in the house, the state rate is 0.25% and the seller pays the state tax and local taxes unless the parties expressly agree otherwise. Exemptions can apply, so ask the settlement company to confirm the actual amount and allocation for the property.
What paperwork should I have ready for a first conversation?
Start with the property address, what you know about its condition, who lives there, and your timing. A mortgage or payoff statement, tax or lien notice, lease, estate paper, code notice, or court paper may help answer the next question, but you can call before you have everything gathered.
Can I sell a Baltimore house with liens or unpaid taxes?
A house with liens or unpaid property taxes can be reviewed. The title company checks the actual records and payoffs, and those balances can affect the money left for you at closing. A sale does not automatically erase a mortgage, lien, or tax balance; bring any notice or payoff information you have so the closing file can identify what must be addressed.
Can I sell my Maryland house while it is in foreclosure?
Often, yes, if the loan can be paid off at closing before the sale. In Maryland, the lender must mail a notice of intent to foreclose at least 45 days before filing, and cannot file until 90 days after default. An owner-occupant can generally request foreclosure mediation within 25 days after being served with the lender’s final loss mitigation affidavit. A person acting for the lender holds the sale under authority in the loan documents, with at least 10 days’ notice. You can catch up the loan until 1 business day before the sale. The sale is not final until the circuit court ratifies it; you have 30 days after notice of the report of sale to file formal objections. If you live in the house and are 60 or more days behind, you can cancel a contract to sell within 5 days after signing, and a deed or other document affecting title cannot be recorded during those 5 days. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
