Start with the record or notice in front of you

Property value, unpaid taxes, recorded deeds, and court judgments are different questions. Use the property address and the document you have to choose the right record path; a Barnstable mailing address does not make those records interchangeable.

The Town of Barnstable includes villages such as Hyannis, Centerville, Cotuit, and Osterville. The county Registry’s village directory lists Barnstable places by town.

Useful offices

Barnstable property look-up and land records

The Town property-value lookup and the county Registry serve different record needs. A property-value result is not a tax payoff, deed, or court docket; use the office that matches your question.

Use the Town’s property look-up for local property-value information. An assessed value is not the amount of unpaid property tax, a recorded deed, or a court judgment.

Helpful Massachusetts rule

Barnstable County deeds excise

Massachusetts calls its transfer tax the deeds excise. For a taxable deed price over $100, the combined state and Barnstable County rate is $3.24 for each $500 or fraction of $500. The excise is paid when the deed is recorded. State law places it on the person who signs the deed, which in a sale is the seller.

Some transfers are treated differently, so ask the closing professional to confirm the amount for your sale. When you sell to us, we pay the closing costs, including the Massachusetts deeds excise. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate.

Before you decide, ask the closing professional to show the deeds excise and any separate tax balances on the sale figures for your property.

What sellers say about USA Home Buyers

Here's what sellers have said about working with us.

“The three-decker on Charlton Street had a chimney collapse in February — took out the back wall of the second floor. Structural damage, water intrusion from the open wall. My insurance company offered $37,000. Contractor said $61,000. I'm not fighting that battle. USA Home Buyers made a fair offer the next day. Closed in nine days.”
Bernard J.Bell Hill, Worcester MAFebruary 2026
“Massachusetts foreclosure is non-judicial — the lender can foreclose by advertisement without going to court, and it can happen in as little as three months. I was behind and didn't realize how fast it would move. USA Home Buyers explained the timeline and had a written offer the same day I called. Closed in eleven days. Foreclosure cancelled.”
Dwayne A.Great Brook Valley, Worcester MAJune 2025
“I had a rental on Grafton Street that I'd been managing for eight years. Problem tenant, lead paint issues, city notices piling up. I couldn't afford to fix it and didn't want to go through eviction. USA Home Buyers bought it as-is with the tenant still there. Done in 11 days.”
Marie T.Piedmont, Worcester MAFebruary 2026

Barnstable Town office and sale questions

Which office should I use to look up a Barnstable property value?

Start with the Town of Barnstable Property Look-Up linked above for property-value information. A property value is not the unpaid-tax balance or a court record.

Where can I look for a Barnstable County deed or land record?

The Barnstable County Registry of Deeds is the county property-title and land-records office. Use its official link above for recorded-property questions.

Are assessed value, unpaid property taxes, deeds, and court judgments the same record?

No. The Town property-value lookup, a current tax balance, a recorded deed, and a court judgment are different records. Use the contact on a current tax bill for the amount due, the Registry for recorded land records, and the court or case details shown on a judgment or notice for a court-record question.
