Barre, Vermont · Foreclosure

Can I Sell My Barre House in Foreclosure?

Often, you can still sell while you own the home if a sale can close before the court's deadline. We buy houses as-is in Barre City and Washington County, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Your Vermont court order controls what happens next. A strict foreclosure can end ownership when the redemption period runs out, without an auction. A request to postpone a sale does not extend a strict-foreclosure redemption deadline.

We give written cash offers in 24 hours.

Takes 2 minutes. No obligation.

How we help you work toward closing

Tell us about the home and the date in your court papers. We review the property as-is and give you a written offer and terms before you commit. You do not have to repair, clean, or clear the house to sell it to us.

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. If you choose to move forward, the title company reviews the title, requests mortgage, lien, and tax payoff information, and prepares the closing figures. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate from the closing costs we pay below.

When you sell to us, we pay the closing costs, including Vermont's property transfer tax and Clean Water Surcharge. Your mortgage, liens, back taxes and share of current property taxes are separate.

Which sale is involved?

A mortgage foreclosure goes through court. If the home has little or no equity, the court can order strict foreclosure: ownership ends when the redemption period expires, with no auction. Otherwise, the court orders a sale. The order tells you which path applies and the deadline; do not wait for an auction notice if it orders strict foreclosure. See 12 V.S.A. § 4941 and 12 V.S.A. § 4945.

A tax sale is separate: a municipal tax collector can levy and give notice of a sale to collect delinquent property taxes under 32 V.S.A. § 5252. It has its own notice and date. A mortgage-sale postponement does not change a tax-sale deadline.

Barre City and the Town of Barre are separate municipalities. For a Barre City property-tax notice, the City Treasurer is the local office; the issuing municipality's notice controls.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.

You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. That does not extend a tax-sale deadline or pay your share of current property taxes.

What happens next

Call us or send the form with the property address. We review the home and the deadline, then give you the written offer and terms before you decide. If you accept, the title company works through title and payoff details with you and prepares the closing statement. The court's order and sale documents still control the legal deadline.

A postponement request for a foreclosure sale does not extend a strict-foreclosure redemption date. We work toward a closing using the actual title, payoff, and court information.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Foreclosure questions in Barre, Vermont

Can I sell my Barre home before foreclosure?

Often, yes, while you still own it and can close before the court's deadline. Vermont may use strict foreclosure, which has no auction, or order a judicial sale. Your court order identifies the path and deadline. A request to postpone a sale does not extend a strict-foreclosure redemption deadline.

What if the court ordered strict foreclosure?

Strict foreclosure has no auction. The court's order sets the redemption deadline; if that period runs out, ownership ends. Do not wait for an auction notice, and remember that a request to postpone a sale does not extend the strict-foreclosure deadline.

Is a municipal tax sale the same as mortgage foreclosure?

No. Mortgage foreclosure is a court case involving the mortgage. A tax sale is a separate municipal process for delinquent property taxes, with its own notice and date. A request about a mortgage foreclosure sale does not change a tax-sale notice or deadline.

What if my mortgage payoff is more than the house is worth?
