Barre, VT illustrative estimate

Barre home sale calculator: what you'd actually put in your pocket

The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.

The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.

Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.

Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This is an estimate for local costs, not a verified local tax rate.

Selling a house in Vermont

Inherited house

Can you sell an inherited Vermont house before the estate is finished? Often, yes, once the probate court authorizes the estate sale. The executor or administrator needs a court license to sell the estate's real property. A power to sell in the will can let the court issue that license without the usual notice and hearing, but it does not remove the license requirement. There is an exception to that shortcut when the house is occupied by a surviving spouse or a beneficiary listed in the statute. The closing attorney will confirm the license and who must sign. If you need an estate attorney, we can help you find one.

Foreclosure

Can you still sell your Vermont house in foreclosure? Often, yes, while you still own it and can close before the court's deadline. If the house has little or no equity, the court can order a strict foreclosure, which ends ownership when the redemption period runs out, with no auction. Otherwise the court orders a sale (12 V.S.A. §§4941(c), 4945). Your court order tells you which path and deadline apply; do not wait for an auction notice if the order is for strict foreclosure. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. A request to postpone a sale does not extend a strict-foreclosure redemption deadline.

Tenants

Can you sell a Vermont rental with tenants living in it? Yes. Have the leases and deposit records ready, and arrange the buyer's responsibilities at closing. A sale is not itself an eviction. If you want the house empty, the lease, the reason for ending the tenancy and local rules matter. Under the basic statewide no-cause rule without a written rental agreement, notice is at least 60 days for a tenant who has lived there two years or less, and 90 days for more than two years. For weekly rent, the minimum is 21 days. When there is no written rental agreement and the landlord has contracted to sell, the state rule requires at least 30 days’ actual notice (9 V.S.A. §4467(d)). City rules can give tenants more protection, so the state periods alone do not settle a Burlington tenancy.

Vermont property transfer tax

What transfer taxes apply to a Vermont house sale? The rate depends on how the buyer will use the property. The general property transfer tax is 1.25%, plus a 0.22% Clean Water Surcharge, for a total of 1.47%. A house fit for year-round living that is neither the buyer's principal residence nor a qualifying long-term rental has a higher total rate of 3.62%. Principal residences and exempt transfers have different treatment. The closing attorney will apply the right category. When you sell to us, we pay the closing costs, including Vermont's property transfer tax and Clean Water Surcharge. Your mortgage, liens, back taxes and share of current property taxes are separate.

Code violations

Can you sell a Vermont house with code violations? Often, yes, but an unsafe-building order can require action before the transfer. Where a municipality has adopted these housing rules, an owner of a house declared unfit must give the buyer a true copy of the order and notify the enforcing officer in writing of the intended sale, unless the unsafe conditions have been corrected. A buyer with notice remains bound by the order. The city can also order a house vacated or start demolition proceedings. Have all notices ready for the closing attorney so those conditions are addressed. When you sell to us, we're the buyer, so the repairs become our job.
