Compare the choices

Compare listing with a direct as-is sale

Listing or selling on your own

A listing can fit when you want to reach retail buyers and can manage preparation and access. Compare repair and cleaning costs, showings, inspection requests, commissions, carrying costs, and the time before closing with the amount you expect to keep.

A direct as-is sale

Compare the written price and terms with the work, costs, occupancy, and timing involved in listing this house. You do not need repairs, cleaning, or a cleanout to sell to us.

Cash Offer or EZ Sale: compare the written numbers

Cash Offer and EZ Sale have different buyers, timing, and price terms. Compare the written numbers and what you would keep before choosing.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Vermont closing questions

Answers for Barre house sellers

Who can sign for an inherited Vermont house?

The estate's appointed executor or administrator can sell its real property after the probate court issues a license to sell. A power to sell in the will can let the court issue that license without the usual notice and hearing, but it does not remove the license requirement. That shortcut does not apply when the house is occupied by a surviving spouse or a beneficiary listed in the statute. The closing attorney confirms the license and who must sign.

What Vermont property transfer tax applies to a house sale?

The general property transfer tax is 1.25%, plus a 0.22% Clean Water Surcharge, for a total of 1.47%. A house fit for year-round living that is neither the buyer's principal residence nor a qualifying long-term rental has a higher total rate of 3.62%. Principal residences and exempt transfers have different treatment; the closing attorney will apply the right category. When you sell to us, we pay the closing costs, including Vermont's property transfer tax and Clean Water Surcharge. Your mortgage, liens, back taxes and share of current property taxes are separate.

Can I sell a Vermont house while it is in foreclosure?

Often, yes, while you still own it and can close before the court's deadline. If the house has little or no equity, the court can order a strict foreclosure, which ends ownership when the redemption period runs out, with no auction. Otherwise the court orders a sale (12 V.S.A. §§ 4941(c), 4945). Your court order tells you which path and deadline apply; do not wait for an auction notice if the order is for strict foreclosure. A request to postpone a sale does not extend a strict-foreclosure redemption deadline.

Does Barre City require a Time of Sale Inspection?

The City describes its Time of Sale Inspection as non-mandatory and offered at a buyer's or seller's request. The City also lists residential, rental-unit, vacant-building, fire, and building inspections; its Code Enforcement Services page can answer questions about the City program.
