What we do

We talk through the house and the tenancy as they are: who lives there, what the lease says, how access works, and what kind of handoff you want.

You don't need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy.

If a tenant move-out arrangement may work better for everyone, we can talk through that too. You can start with the situation as it is; you do not have to settle every lease or possession question before calling.

What happens next

  1. 1. We discuss the house and tenancy

We talk about the Barre property, occupancy, lease, access, condition, deposit records, and timing. That gives us the context to discuss an occupied sale and the handoff.

  2. 2. You review the written offer and terms

We give written cash offers in 24 hours. We put the offer and terms in writing before you commit, so you can read what you are agreeing to before deciding.

  3. 3. Closing goes through a title company

If you choose to move ahead, closing is through a title company. The lease, occupancy, and security-deposit details are part of discussing the buyer's responsibilities and the closing handoff.

Local rental and code help

Vermont leases, notice, possession, and security deposits

A sale does not itself end the tenancy

Selling the house is not itself an eviction and does not by itself cancel a lease. If you want the house empty, the lease, the reason for ending the tenancy, and the applicable rules affect notice and timing. The sale alone does not set a move-out date.

Notice depends on the tenancy and reason

Under the basic statewide no-cause rule without a written rental agreement, Vermont requires at least 60 days' notice when a tenant has lived there for two years or less, and at least 90 days when the tenant has lived there for more than two years. For weekly rent, the minimum is 21 days. When there is no written rental agreement and the landlord has contracted to sell, the state sale rule requires at least 30 days' actual notice. These are notice periods, not an eviction order or an automatic possession date. See 9 V.S.A. §4467(c)–(e).

Account for security deposits at closing

The lease and deposit records belong in the sale discussion, and the buyer's responsibilities for any deposit should be arranged at closing. We discuss the balance and who holds it as part of the tenancy handoff.

Barre tenant-occupied seller questions

Questions about selling with tenants

Can I sell my Barre house while tenants are still living there?

Yes. We buy houses as-is in Barre and Washington County, Vermont, including houses with tenants in place. A sale does not by itself cancel the lease or evict the tenants.

Do I have to evict before I call?

You don't need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy.

Does selling the house cancel the lease?

No. A sale is not itself an eviction or an automatic move-out date. The lease, the reason for ending the tenancy, and the applicable notice process matter.

What happens to the security deposit?

At closing, arrange the buyer's responsibilities for security deposits. We discuss the balance and who holds it as part of the tenancy handoff.
