What we buy
Tell us what the notice says and what is happening with the house. We’ll talk through the condition, repairs, and any open city or court order with you. You can call even if you don’t have the notice in front of you.
What can affect closing
Iowa law lets a city or county require an owner to abate a nuisance or remove, repair, or dismantle a dangerous building. If the owner doesn’t act within a reasonable time after notice, the city or county can do the work, assess its cost against the property, and collect it like property tax. See Iowa Code § 364.12(3) and § 331.384.
For an abandoned or unsafe building, a city or county can ask a court to order the problem fixed. The court can appoint a receiver, and the receiver’s costs can become a lien. See Iowa Code chapter 657A.
If the house is a rental, Iowa requires cities of 15,000 or more to have a housing code with rental inspections. See Iowa Code § 364.17.
For a Bettendorf repair project, the Building Division handles permits and inspection requests. If the house is a rental, Bettendorf Finance handles the City’s Rental Registration and rental-housing inspection programs. See the City’s Building Division information and Rental Registration information.
Unpaid assessments and liens are paid from the sale at closing, so you don’t have to pay them first. If there’s an open city or court order, tell us what it says and we’ll talk it through before you sign.
When you sell to us, we're the buyer, so the repairs become our job.

Questions about selling with code violations
Can I sell a Bettendorf house with an open code violation?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. If there is an open city or court order, tell us what it says and we’ll talk it through before you sign.
What can happen if I do not fix a nuisance or dangerous building?
After notice and a reasonable time, a city or county can do the required work, charge the cost against the property, and collect it like property tax. For an abandoned or unsafe building, a court can order the problem fixed or appoint a receiver whose costs can become a lien.
Do I have to pay an assessment or lien before selling?
Unpaid assessments and liens are paid from the sale at closing, so you don’t have to pay them first.
How soon can we close?
Close as fast as 7 days when title and closing details allow.
What our sellers say
“The house in Allentown was sitting empty for 2 years after my dad passed. getting code violations from the city. sold it to them for cash, no cleanup needed.”
“The house had some foundation issues and hadn't been updated since the 80s. I got quotes from contractors and the repair costs were going to eat everything I'd make listing it. USA Home Buyers bought it as-is. I'm glad I called.”
