Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Bettendorf seller questions, answered

How much could I keep from selling my Bettendorf house?

Compare the money left after costs, not just the sale price. Repairs, cleanout, selling costs, and bills while you own the house can change what remains. Your mortgage payoff, liens, back taxes, and share of current property taxes also affect what you keep.

Do I need to repair or clean out the house before selling to you?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Will I see the offer and terms before I decide?

You get a written offer and written terms before you commit, and we close through a title company.

How soon can I get a written cash offer?

We give written cash offers in 24 hours. You can start with the address and tell us what you know about the house, who lives there, and your timing.

How soon can a sale close?

Close as fast as 7 days when title and closing details allow.

What costs apply when I sell to you in Iowa?

Iowa real estate transfer tax is 80 cents for each $500, or fraction of $500, of the sale price above the first $500. By law, the person conveying the property—normally the seller—is liable. Some family, divorce, estate-distribution, and $500-or-less transfers are exempt; the closing professional confirms whether the tax applies and the taxable amount. The Scott County Recorder collects the tax before recording the deed, and a declaration of value is filed when required. When you sell to us, we pay the closing costs, including Iowa real estate transfer tax. No agent commissions when you sell to us. No fees. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

Can I sell an inherited house before probate is finished?

Often, yes. The estate's court-appointed personal representative usually handles the sale, not an heir acting alone. If the sale needs court approval, the representative petitions the court and gives notice to interested people unless they waive it in writing. The court orders the sale; afterward, the representative files a report for court approval. A surviving spouse may have the right to keep a homestead, and the court directs any sale of it. If you need an estate attorney, we can help you find one.

Can I sell a house while a tenant is living there?

Yes. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Selling alone does not require the tenant to move. Within a reasonable time after your ownership ends, you or your agent can transfer the deposit, minus lawful deductions, to the buyer and notify the tenant in writing, or return it to the tenant.

Can I sell my house if foreclosure is underway?

A sale may still be possible if the payoff or redemption amount can be paid in time. Iowa home mortgages are generally foreclosed through a court case, and the court's judgment leads to a sheriff's sale. Before suing, most lenders must give the owner of an occupied one- or two-family home 30 days to cure the default and tell the owner that counseling and mediation are available. The sale must be posted and published, with the first publication at least four weeks before the sale. The post-sale deadline depends on the foreclosure: some allow redemption, generally for one year, with shorter periods in some cases; foreclosure without redemption for nonagricultural property has no right to redeem after the sheriff's sale. A written demand may delay the sale under the court procedure. Have the title company or an attorney confirm the current deadline and amount needed. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
