What we do
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
If helping the tenants move would work better for everyone, we can talk with you about whether a cash-for-keys arrangement fits this situation. You can also tell us about access problems, difficult repairs, or anything else making the rental hard to manage.
Bring us the problem
Tell us what is happening with the lease, tenant access, or repairs. We can discuss the occupied house with you as it is; you do not need to solve the tenancy before you call. Call 888-274-5006 and start with the part that is causing trouble.
What happens next
1. Talk through the lease, occupancy, and house
We discuss who is living there, what the lease says, access, the house’s condition, and how you want the handoff to work.
2. Review the written offer and terms
We put the offer and terms in writing for you to read before you commit.
3. Close through a title company
If you decide to sell, the closing takes place through a title company. The lease and security-deposit handoff are part of the details to address for the sale.

Texas tenant rights and security deposits
Selling the house does not by itself cancel the lease. The buyer becomes the new landlord, so the tenants’ lease and occupancy remain part of the sale.
Under Texas Property Code §92.105, the new owner is responsible for returning security deposits starting on the day it receives title. The new owner must give each tenant a signed statement saying it bought the property, is responsible for the deposit, and stating the exact dollar amount. The seller remains responsible for deposits collected until the new owner receives them or takes over that responsibility, unless the written contract says otherwise. We discuss how the deposit is handled as part of the written sale terms. Read Texas Property Code §92.105.
For a month-to-month tenancy with rent paid monthly, either side may end the tenancy by giving notice. Under Texas Property Code §91.001, it ends on the later of the date stated in the notice or one month after the notice is given. A lease signed by both sides can set a different notice period. This notice rule is separate from the sale of the house. Read Texas Property Code §91.001.

Big Spring tenant-occupied house questions
Can I sell my Big Spring house while tenants are still living there?
Yes. We buy houses with tenants in place, so you can call before arranging a move-out or eviction. Tell us about the property, lease, access, and repairs, and we'll talk through the sale with you.
Does selling the house cancel the tenants’ lease?
No. A sale does not by itself cancel a lease. The buyer becomes the new landlord, so the lease and occupancy remain part of the handoff.
Who is responsible for the security deposit after a sale?
Texas makes the new owner responsible for returning the deposit from the day it receives title, with a signed statement to each tenant confirming the purchase, responsibility, and exact amount. You remain responsible for deposits you collected until the new owner receives them or takes over that responsibility, unless your written contract says otherwise.
How much notice ends a Texas month-to-month tenancy?
For a month-to-month tenancy with monthly rent, either side may give notice. Under Texas Property Code §91.001, it ends on the later of the date in the notice or one month after notice is given; a lease signed by both sides can set a different notice period.
