Money and choices
Compare what you keep, not only the sale price
Net proceeds are what remain after the sale price is adjusted for the mortgage payoff, liens, taxes, other property obligations and selling costs. A listing may bring a higher gross price, but repairs, commissions, concessions and the time you carry the house affect what you keep. Use your own assumptions in the calculator.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Blacksburg seller questions, answered
Can I sell my Blacksburg house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can tell us what needs work before deciding whether a direct sale fits.
How quickly can I get a written cash offer, and when would closing happen?
We give written cash offers in 24 hours. You receive the written offer and written terms before you commit, and the closing is through a title company. The offer timing is not a property-specific closing date; the closing plan depends on the property and the title process.
How do I compare what I keep from a cash sale with a listing?
Compare net proceeds, not just the sale price. Start with the amount offered, then account for the mortgage payoff, liens, taxes and other property obligations. For a listing, include likely repairs, commissions, concessions, cleanout, utilities, insurance and the time you carry the house. Those amounts depend on the property, so use your own figures rather than a standard percentage.
When you sell to us, what closing costs do you pay?
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee. Mortgage balances, liens, back taxes and your share of current property taxes are separate; this closing-cost promise does not pay them.
Can I sell my Virginia house while it is in foreclosure?
Often, yes, if your sale closes and pays off the loan before the foreclosure sale. Virginia home foreclosures are usually trustee's sales under a deed of trust: the trustee auctions the house without a court case. For an owner-occupied home, written notice of the sale generally must go to the owner at least 60 days ahead, or 14 days for other property, and the sale must be advertised in a local newspaper. Plan to close and pay off the loan before the trustee's sale; do not count on buying the house back afterward. The trustee can postpone a sale, and a postponed sale must be advertised again. Do not assume the sale date has moved; have the title company or an attorney confirm the current date and payoff amount. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I sell a Blacksburg rental while a tenant is still living there?
Yes. A sale does not cancel the lease: the buyer steps into the landlord’s place, and the tenant keeps the lease’s protections against the buyer. Ending a tenancy still depends on the lease and Virginia notice rules. The landlord must tell the tenant about the sale and give the buyer’s name, address and a phone number. At the time ownership transfers, the seller must hand over the tenants’ security deposits, plus any interest earned. If a property manager holds the deposits, ask for them in writing before closing; the manager must tell each tenant the deposit went to the new owner. Give the buyer the leases and deposit records so the sale can account for each tenancy.
Can I ask about an inherited Virginia house before every estate paper is ready?
Often, yes. You can start the conversation before every estate document is gathered, but the person signing and that person’s authority must be clear before closing. Virginia real estate generally passes at death to the heirs or people named in the will. An executor must be appointed through the circuit court clerk and may sell only if the will directs a sale or grants that power, or a court grants it. Otherwise, the heirs or beneficiaries generally sign together. A sale by heirs or beneficiaries within one year after death can be challenged by the deceased owner’s creditors, subject to the exceptions in Virginia law. The will, list of heirs and appointment papers determine who signs.
Can a Blacksburg house with a code notice still be sold?
You can discuss a sale, but an as-is agreement does not erase an open notice, order, deadline or lien. Share the actual notice so the property and timing can be reviewed. When you sell to us, we’re the buyer, so the repairs become our job; local requirements and any order still need to be addressed.
Start with a question
You do not need every document before you call
Start with the property address, what you know about its condition, who lives there and the timing you have in mind. A deed, lease, estate appointment, payoff statement, tax notice, code notice or court paper may help answer a follow-up, but you can call before you have gathered everything.
Call 888-274-5006 or use the form above. Tell us what is making the sale difficult, even if you are still sorting out the details.
