What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
While an estate still owns the house, costs such as property taxes, insurance, utilities, upkeep, and a mortgage can continue. Selling is one option for ending those carrying costs; you decide whether it fits.
What happens next
1. Talk through the house
We discuss the address, condition, contents, timing, and what you know about the estate. You can start with what you know.
2. Review the written offer
We give you a written cash offer and written terms before you commit. You can read them and decide whether to proceed.
3. Close through a title company
If you choose to proceed, the title company reviews the deed, estate authority, and closing documents for the property.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
Compare what you may keep
Compare a written offer with an estimate of what you might keep from a listing after costs. A sale price alone does not show your net.

Who can sign for an estate-owned house?
A Georgia personal representative may sell estate real property before probate closes when the will grants a power of sale or the probate court authorizes the sale under O.C.G.A. § 53-8-13. If the will gives no power of sale, the personal representative must ask the probate court for leave to sell. Being an heir or named executor alone is not enough; the appointed personal representative must have authority under the will or a probate-court order.
See the Georgia Probate Court's petition form for leave to sell property.
Georgia real-estate transfer tax
Georgia's real-estate transfer tax is based on the sale price: $1 for the first $1,000 or fraction, then 10 cents for each additional $100 or fraction. The seller is legally liable, but the sales contract can assign payment to the buyer; the deed generally cannot be recorded until the tax is paid. Statutory exemptions may apply.
When you sell to us, we pay the closing costs, including Georgia real-estate transfer tax. This does not pay mortgage balances, liens, back taxes, or your share of current property taxes. See the Georgia Department of Revenue's real-estate transfer tax information.

Questions about selling an inherited house in Bremen
Can I sell a Georgia inherited house before probate closes?
A Georgia personal representative may sell estate real property before probate closes when the will grants a power of sale or the probate court authorizes the sale under O.C.G.A. § 53-8-13. Without authority in the will, the personal representative must ask the probate court for leave to sell.
Who can sign for an inherited house?
Being an heir or named executor alone is not enough to sign. The appointed personal representative needs authority under the will or a probate-court order to sell estate real property.
Do I need to put the inherited house in my own name first?
You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. In Georgia, the personal representative still needs authority under the will or a probate-court order to sell estate real property.
