Compare what remains, not just the sale price

Net proceeds are what remains after sale costs and property balances. A direct offer and a listing can have different prices, work, and expenses. Use the Bremen calculator to compare the assumptions that matter to you.

Two ways to compare

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Cash Offer

USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs.

EZ Sale

Goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.

Yes, partner visits.

Bremen seller questions, answered

Do you buy Bremen houses that need repairs or cleaning?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can tell us what needs work and compare the written terms before deciding.

How long can a Cash Offer or EZ Sale take?

The Cash Offer is direct and has a term of 30 days or less. EZ Sale goes to one of our partners and has a term of 60 days or less. You get a written offer and written terms before you commit, and we close through a title company.

What closing costs do you pay when I sell to you in Georgia?

When you sell to us, we pay the closing costs, including Georgia real-estate transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

Can an inherited Bremen house be sold before probate closes?

Yes. The person appointed to administer the estate (the personal representative) may sell estate real property before probate closes if the will gives that person a power of sale or the probate court authorizes the sale. If the will does not give that authority, the personal representative must ask the probate court for permission. Being an heir or a named executor alone is not enough to sign. The will, appointment, and any court order determine who may convey the property under O.C.G.A. §53-8-13; Georgia Probate Court Standard Form 13 is the petition for leave to sell property.

What if a Georgia foreclosure sale is scheduled?

For a Georgia power-of-sale foreclosure, the sale is held on the first Tuesday of the month at the county courthouse. Notice must be published once each week for four weeks, and the lender must send the borrower notice at least 30 days before sale. A completed, valid power-of-sale foreclosure has no post-sale redemption period.

Can I sell a Bremen house while a tenant is living there?

Yes. A sale does not by itself end an existing lease. Georgia's Department of Community Affairs says that, in an ordinary sale, the new owner is generally subject to an apartment's existing lease terms. The former owner must transfer the security deposit to the new owner, who then becomes responsible for it, or refund the deposit to the tenant. See the Georgia Landlord-Tenant Handbook, pages 8 and 13.

Can I sell a house with an open code violation or repair order?

Yes, you can ask about a house with a code issue. We buy houses as-is, and when you sell to us, we're the buyer, so the repairs become our job. A sale does not by itself show whether an order, recorded lien, repair deadline, or occupancy restriction has been satisfied. Georgia local governments enforce construction codes, so the city or county that covers the property can matter.

A useful first conversation

You can call before every detail is sorted out

You do not need every paper gathered to ask a question. Start with the property address, what you know about its condition, who lives there, and the timing you have in mind. We can talk through what matters next.

Local help with an estate question

Bremen's city geography overlaps Haralson and Carroll counties. A Bremen address alone does not tell you which Probate Court handles a particular estate, so use the court handling that estate.
