Estimate what you could keep
Bremen, GA illustrative estimate
Bremen home sale calculator: what you'd actually put in your pocket
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.
Starting-value basis: Zillow typical home value for Bremen, GA (As of September 2026): $292,401. Editable estimate, not an appraisal. Source: Zillow Home Value Index
The tax is $1 for the first $1,000, or part of $1,000, plus $0.10 for each additional $100, or part of $100, of the estimated sale price. Exemptions may apply.
See what you'd actually walk away with.
Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.
Selling a house in Georgia
Inherited house
Yes. A Georgia executor may sell estate real property before probate closes when the will grants a power of sale or the probate court grants authority under O.C.G.A. §53-8-13. Without authority in the will, the personal representative must ask the probate court for leave to sell; being an heir or named executor alone is not enough to sign. The will, appointment, court order, and title record determine who may convey. (O.C.G.A. §53-8-13; Georgia Probate Court Standard Form 13 (GPCSF 13), Petition of Personal Representative for Leave to Sell Property (effective July 2021))
If you need an estate attorney, we can help you find one.
Mortgage foreclosure
For a Georgia power-of-sale foreclosure, the sale is held on the first Tuesday of the month at the county courthouse. Notice must be published once each week for four weeks, and the lender must send the borrower notice at least 30 days before sale. A completed, valid power-of-sale foreclosure has no post-sale redemption period. Confirm any postponement rather than relying on a discussion or unsigned agreement. (O.C.G.A. §§44-14-162, 44-14-162.2; §44-14-162 text; §44-14-162.2 text.)
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
House with tenants
Can you sell a Georgia rental with tenants in place? An ordinary sale does not itself end a lease: Georgia’s Department of Community Affairs says that a new owner is generally subject to an apartment’s existing lease terms. Georgia DCA also says the former owner must either transfer the security deposit to the new owner, who becomes responsible for it, or refund it to the tenant. Share the lease and deposit records with the buyer. (Georgia DCA, Landlord-Tenant Handbook, pp. 8, 13. The handbook separately describes different consequences after foreclosure, p. 24.)
Georgia real-estate transfer tax
What transfer tax applies when a Georgia home is sold? Georgia DOR describes a statewide real-estate transfer excise tax based on the sale price: $1 for the first $1,000 or fraction, then 10 cents for each additional $100 or fraction. The seller is legally liable, although the sales contract can assign payment to the buyer. The deed generally cannot be recorded until the tax is paid. Some statutory exemptions may apply, so the deed filer should check the transaction against the Code. (Georgia Department of Revenue, Real Estate Transfer Tax, citing O.C.G.A. §§48-6-1–48-6-10; Official Code of Georgia, official legislature code portal.)
Georgia’s separate intangible recording tax applies to long-term notes secured by real estate; DOR identifies the lender/note holder as responsible for recording and tax payment, with authority to pass the amount to the borrower. It is not the real-estate transfer tax. (Georgia DOR, Intangible Recording Tax, citing O.C.G.A. Title 48, Chapter 6.)
When you sell to us, we pay the closing costs, including Georgia real-estate transfer tax.
Code violations and repair orders
Can you sell a Georgia house with an open code violation? A sale does not by itself tell you whether an order, recorded lien, repair deadline, or occupancy restriction has been satisfied. Georgia DCA explains that local governments enforce construction codes and may adopt certain permissive codes; the property’s city or county can therefore matter. Check the current order and local requirements before assuming that a sale or move-in is clear. (Georgia DCA, Construction Codes.)
When you sell to us, we're the buyer, so the repairs become our job.
