Cash Offer or EZ Sale: compare the written numbers

The sale price is not the amount you keep. Compare the written price with repairs, selling costs, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes. Use the calculator with assumptions for your house, then compare the written terms.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Cadillac and Wexford County seller questions, answered

Can I sell my Cadillac house as-is if it needs repairs or cleanout?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what work the house needs and what you know about its condition.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer is a direct purchase by USA Home Buyers in 30 days or less at a lower price. EZ Sale goes to one of our partners in 60 days or less at a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs.

How quickly can I get a written cash offer?

We give written cash offers in 24 hours. You receive the written offer and terms before you commit, and the sale closes through a title company.

Who pays Michigan state and county real estate transfer taxes?

For an ordinary taxable Michigan sale, the state real estate transfer tax is $3.75 for each $500 of the property value at the time of sale, or part of $500. The county tax is generally another 55 cents for each $500, or part. At that county rate, a $100,000 sale has $750 in state tax and $110 in county tax, $860 total. State and county exemptions are separate, so the actual amount depends on the county, sale value, and any exemption. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.

Can I sell my Michigan house if foreclosure is underway?

A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. To redeem the house—pay the amount required to keep it after the sale—you must pay the sale amount plus required interest and charges, not just the missed payments. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I call before I have all the paperwork together?

Yes. You can call with the property address and whatever you know about its condition, occupancy, and timing. We can talk through the next useful question; you do not need every document or a final selling decision to start.

Can I ask about an inherited house before the estate paperwork is complete?

Yes. We can start with what you know about the property and the estate. Before a sale closes, the title company needs to confirm ownership and who has authority to sign. If the deed or estate papers leave that unclear, ask a Michigan estate attorney to review the documents.

What if the house has a mortgage, liens, or delinquent taxes?

You can still ask about a sale. Our closing-cost promise does not pay a mortgage balance, liens, back taxes, or your share of current property taxes; those are separate. The title company can confirm the property-specific amounts for the closing.
