Cash Offer or EZ Sale: compare the written numbers

The Cash Offer is a direct purchase; EZ Sale goes to one of our partners. Compare the written numbers and terms with the work and costs you would take on through another sale path.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Dyersburg seller questions, answered

How much will I keep from a cash sale in Dyersburg?

There is no single amount that applies to every house. What you keep depends on the written price and the costs tied to your property, such as repairs, selling costs, loan payoff, liens, taxes, and how long you carry the house. Compare possible net proceeds, not just the headline price, with the Dyersburg calculator.

Can I sell my Dyersburg house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can ask about the house in its current condition rather than doing work before you compare your options.

What is the difference between a Cash Offer and EZ Sale?

With a Cash Offer, USA Home Buyers buys directly: 30 days or less and a lower price. EZ Sale goes to one of our partners: 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. EZ Sale can include partner visits. Compare the written numbers and choose what works best for you.

When will I get a written cash offer?

We give written cash offers in 24 hours. You receive the written offer and terms before you commit; if you choose to proceed, closing is through a title company.

Who pays Tennessee realty transfer tax and other closing costs?

Tennessee charges a realty transfer tax when the deed is recorded. It is 37 cents for each $100 of the sale price or the property's value, whichever is greater, and state law makes the buyer responsible for paying it. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell if a Tennessee foreclosure sale is scheduled?

Often, yes, if the sale can close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, and the first newspaper notice must be at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before it. After a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives you two years to redeem the property unless the deed of trust or mortgage expressly waives that right. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Can I call before I have every sale document?

Yes. You can call with the property address and the question you are trying to answer. Tell us what you know so far; you do not need every document gathered before asking about your options.
