What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. You do not have to clear the house before selling to us. We can talk through what the family wants to keep and include the contents in the written sale terms.
While a house sits, expenses can include property taxes, insurance, utilities, upkeep, and any mortgage payments still due. You can ask about a sale without first taking on repairs or a cleanout.
What happens next
- Start with a conversation about the house, the estate, and what the family wants to keep.
- We talk through the property, its condition and contents, and what you want to happen next.
- You get a written offer and written terms before you commit, and we close through a title company.
No fees. No agent commissions when you sell to us.
Close as fast as 7 days when title and closing details allow.

In Tennessee, a house usually passes at death to the heirs or the people named in the will. A will can instead direct that the house be handled as part of the estate. The personal representative is the person the probate court appoints to handle the estate; the court’s letters show that person’s authority. If the will puts the house under the personal representative’s control or gives that person power to sell it, the personal representative can usually sign. Otherwise, the heirs or beneficiaries who own the house generally all need to sign the deed.
If the estate’s other assets cannot pay its debts, the personal representative or a creditor can ask the court to order the house sold, with everyone who has an interest included in that case. Tennessee’s small-estate process covers personal property only, not a house. Estate debts can still affect a sale; the title company or a qualified attorney can confirm who must sign. These rules are summarized in Tenn. Code Ann. §§ 31-2-103, 30-2-402, and 30-4-102.
Tennessee realty transfer tax
Tennessee charges a realty transfer tax when a deed is recorded: 37 cents for each $100 of the price paid or the property’s value, whichever is greater. State law makes the buyer responsible. Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor’s deed carrying out a will, and transfers into or out of a revocable living trust. The title company can confirm whether an exemption fits the deed in a particular sale.
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.
