Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and amounts due. Use the calculator to change the assumptions for your house, then compare the written numbers for the sale paths you are considering.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Elko seller questions, answered

Can I sell my Elko house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We can talk through the house's condition and timing with you.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do I compare what I might keep from a sale?

The sale price is not the amount you keep. Net proceeds are what remains after sale costs and amounts due, so compare the written numbers with the costs that fit your house instead of relying on the headline price alone.

Who pays Nevada real property transfer tax and closing costs?

Nevada charges real property transfer tax when a deed is recorded; the amount depends on the sale value and county. By law, both buyer and seller are responsible for the tax, though the contract can say who pays. When you sell to us, we pay the closing costs, including Nevada's real property transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

How soon can I get a written cash offer, and what do I see before deciding?

We give written cash offers in 24 hours. Before you commit, you see the written offer and terms, and the sale closes through a title company.

Can I call before I have all the paperwork together?

Yes. You can call before you have every paper. We can start with the property address and what you know about its condition and timing, then talk through what else may matter.

Can I ask about selling a tenant-occupied house?

Yes. We can talk through a tenant-occupied sale and consider the lease, occupancy, access, and timing as part of the options.

Can I sell a Nevada house if a trustee sale is scheduled?

Often, yes, if the sale closes before the trustee's sale. When a home loan is secured by a deed of trust, the trustee can sell the house without a court case. The trustee records a notice of default and election to sell with the county recorder and mails you a copy. The trustee cannot sell unless the missed payments stay unpaid for 35 days after that. If you live in the home, the notice must include information about foreclosure mediation. You have 30 days after it is served to waive mediation or ask the district court for it; requesting mediation costs a $25 filing fee plus your share of the mediator's fee. If you file, pay, and serve the request on time, the trustee cannot move ahead with the sale until mediation is finished. At least 3 months after the notice of default is recorded, the trustee can give notice of sale. That notice is recorded, mailed or delivered to you, posted in a public place in the county for 20 days, and printed in a county newspaper once a week for 3 weeks. The sale can be postponed by an announcement at the sale. After three spoken postponements, a new sale date needs a new notice. After the trustee's sale, Nevada law gives no right to buy the house back. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
