Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Questions about selling in Elkridge

Can I sell my Elkridge house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

How quickly can I get a written cash offer?

We give written cash offers in 24 hours.

Can I see the offer and terms before I decide?

You get a written offer and written terms before you commit, and we close through a title company.

How soon can a sale close?

Close as fast as 7 days when title and closing details allow.

What costs do I pay when I sell to you?

No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

How are Maryland transfer and recordation taxes usually divided?

Maryland's state transfer tax is generally 0.5% of the sale price. Each county sets its recordation-tax rate, and many counties also charge a county transfer tax. Maryland law generally presumes the buyer and seller split these taxes unless the contract says otherwise. If the buyer is a first-time Maryland home buyer who will live in the home, the state rate is 0.25%, and the seller pays the state transfer tax, recordation tax, and any local transfer tax unless the parties expressly agree otherwise. Some transfers are exempt.

Who can sign when an inherited Elkridge house is sold?

Once appointed, the personal representative — the executor named in the will or an administrator if there is no will — signs for the estate, not the heirs. Unless the will or a court order limits that authority, the personal representative can sell estate property without court approval. If the will restricts a sale or family members disagree, the personal representative can ask the court for permission. If you need an estate attorney, we can help you find one.

Can I sell my Elkridge house with tenants still living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Maryland's tenant opportunity-to-purchase law generally applies before you offer some one-to-three-unit rentals to someone else, when a tenant named on a written lease has lived there at least six months. You must give that tenant written notice; the tenant has 30 days to make an offer, and you must accept it if it matches the notice's terms. Some family, court-ordered, foreclosure, estate, and trust transfers are exempt. Tell us about the lease and we can talk through the sale with you.

Can I sell my Maryland house while foreclosure is underway?

Often, yes, if the loan can be paid off at closing before the sale. The lender must mail a notice of intent to foreclose at least 45 days before filing, and cannot file until 90 days after the default. If you live in the house, you can generally request foreclosure mediation within 25 days after service of the lender’s final loss-mitigation affidavit. You can catch up the loan until one business day before the sale. If you live there and are at least 60 days behind, you can cancel a sale contract within five days of signing; a deed or other document affecting title cannot be recorded during those five days. If a sale date is set, call us and we can talk through the timing.

Do I need every paper ready before I call?

No. Call with the question you have now. We can talk through the house, timing, or paperwork together.
