Compare what you keep, not only the sale price
Net proceeds are what remains after the costs tied to a sale. Repairs, commissions, carrying costs, mortgage payoff, liens, and other property-specific costs can change that number. Use the Elmira calculator to compare possible listing and cash-sale outcomes with assumptions you can edit.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do the Cash Offer and EZ Sale options compare?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.
How do I compare what I might keep from a sale?
Compare possible net proceeds, not only the sale price. Repairs, commissions, carrying costs, mortgage payoff, liens, and other property-specific costs can change the amount left. Use the calculator to compare editable assumptions for a listing and a cash sale.
What closing costs and transfer taxes apply in New York?
When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. New York State's base real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. The seller normally pays that tax, but the sale agreement can provide otherwise; local transfer taxes may add to it. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer. Our closing-cost promise does not pay your mortgage balance, liens, back taxes, or your share of current property taxes.
Can I sell my house before a New York foreclosure auction?
A sale may still be possible before the foreclosure auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale. After the auction, there is no right to buy the house back. If you live in the house and are in foreclosure or two or more months behind, New York's Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Stopping the foreclosure by paying the lender requires the full amount owed, including applicable interest, fees, and costs. Selling first may help protect any equity you have. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I start an inherited-house conversation before every estate paper is ready?
Yes. You can call before every document is gathered. The person signing and that person’s authority must be clear before closing, so have the estate and title professionals review the actual documents and ownership before relying on a closing plan.
Can you review a house while a tenant still lives there?
Yes. We can review a tenant-occupied house as-is. Share what you know about the lease, access, occupancy, and any notices or timing concerns; the lease and actual situation determine what needs to be addressed before closing.
What should I have ready before I call?
Start with the property address and what you know about its condition, who lives there, and your timing. A deed, mortgage statement, tax or lien notice, lease, estate paper, or court notice can help answer follow-up questions, but you do not need to have everything figured out before calling.
Start with a question
You can call before you have everything figured out
You can call with the address and the facts you know. If you have a deed, lease, payoff statement, tax or lien notice, estate paper, or court notice, it can help with the next question—but you do not need a complete file before you call 888-274-5006.
Local help for a Chemung County property-tax question
For a local property-tax account or parcel question, start with Chemung County Real Property Tax Services and the county's Property Tax Search & Inquiry. A tax record is a starting point, not a closing payoff; the title company confirms the amount needed for a particular sale.
