Money and choices
Compare what you keep, not just the sale price
The written price is a starting point, not the amount you keep. Mortgage payoff, liens, back taxes, and your share of current property taxes are separate amounts that affect the proceeds. Repairs, selling costs, and the time you carry the house can change the comparison too.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Escanaba seller questions, answered
Can I sell my Escanaba house as-is if it needs repairs?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work and what you know about the house as it sits.
How soon can I get a written cash offer, and what happens next?
We give written cash offers in 24 hours. You can review the written offer and its terms before you commit to sell. If you decide to proceed, the sale closes through a title company.
Who pays Michigan transfer taxes and closing costs?
For an ordinary taxable sale, the seller is generally responsible for Michigan's real estate transfer taxes under state law. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. The state tax is $3.75 for each $500 of the property's value at the time of sale, or part of $500; the county tax is generally another 55 cents per $500, or part. State and county exemptions are separate, so the amount depends on the sale value and any applicable exemption. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Can I still sell my Michigan house if it is in foreclosure?
A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption requires the sale amount plus required interest and charges, not just the missed payments. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date.
Do I need every document before I call?
No. You can call with a question about the house before you have every detail or document. If you know the address and what is happening, we can start there and talk through what may matter next. You can bring in property or sale paperwork later if it becomes relevant.
