Money and choices
Compare what you keep, not just the sale price
A sale price is the amount at the top of the page. What you keep depends on the costs that come with each path, such as repairs, commissions, closing costs, mortgage payoff, liens, taxes, and the time you carry the property. Change the assumptions in the Fallon net-proceeds calculator and compare them with the written numbers for your house.
The Cash Offer and EZ Sale options have different terms. Compare them before choosing the one that works for you.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions for Fallon and Churchill County sellers
How much will I keep if I sell my Fallon house for cash?
There is no one amount for every house. Compare the written sale price with the costs for each option—repairs, cleaning, commissions, closing costs, mortgage payoff, liens, back taxes, current property taxes, and the time you carry the house. The amount left after those costs is what matters, not only the headline price.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
Do I have to repair, clean, or empty a house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the house and its condition.
How long can closing take?
The Cash Offer program term is 30 days or less; EZ Sale is 60 days or less. Your written terms and the title review will show what applies to your property, including any payoff, title, or signing-authority questions.
Who pays Nevada real property transfer tax on a Fallon sale?
Churchill County charges $2.05 for each $500 of value, or part of $500. At a $200,000 sale price, that works out to $820. Nevada law makes both buyer and seller responsible for the full tax, although the contract can say who pays; the county can collect from either. Some transfers are exempt. When you sell to us, we pay the closing costs, including Nevada's real property transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.
What paperwork do I need before I call?
You can call before you have everything figured out. The property address, what you know about condition and occupancy, and your timing are useful places to start. A deed, payoff information, tax notice, lease, estate paper, or court notice may help answer a specific question later; the title company checks the documents and amounts needed for closing.
Can I sell a Nevada house while it is in foreclosure?
Often, yes, if the sale closes before the trustee’s sale. For a deed-of-trust loan, the trustee records a notice of default and election to sell with the county recorder and mails you a copy. The trustee cannot sell unless the missed payments remain unpaid for 35 days after that notice. If you live in the house, the notice must include foreclosure-mediation information; within 30 days after it is served, you can waive mediation or ask the district court for it. Asking costs a $25 filing fee plus your share of the mediator’s fee. If you file, pay, and serve the request on time, the trustee cannot proceed until mediation is finished. At least 3 months after the notice of default is recorded, the trustee can give notice of sale. That notice is recorded, mailed or delivered to you, posted in a public place in the county for 20 days, and printed in a county newspaper once a week for 3 weeks. The trustee can postpone the sale by announcing it at the sale; after three spoken postponements, a new sale date needs a new notice. Nevada gives no right to buy the house back after the trustee’s sale. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I ask about selling an inherited house before all the paperwork is gathered?
Yes. You can start the conversation before every document is gathered. Who can sign and what must be confirmed before closing depend on the ownership and estate paperwork, so bring what you have and let the title company and your estate professional identify what is still needed.
