We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Florence seller questions, answered
Can I sell my Florence house as-is if it needs work or a cleanout?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs attention and what is still in the house; you can ask about a written cash offer without doing that work first.
How soon can I get a written cash offer, and when could closing happen?
We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing. That is offer timing, not a property-specific closing date; the written terms set the details for the particular house.
How do I compare what I might keep from a sale?
The sale price is not the amount you keep. Net proceeds are what remains after costs and balances tied to the sale, so compare the written price with your mortgage payoff, liens, back taxes, share of current property taxes, and the costs of the sale path you are considering.
Who pays Alabama deed tax and closing costs?
Alabama charges a deed tax when the deed is recorded with the county probate judge. The rate is 50 cents for each $500 of taxable value, or any part of $500. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes and share of current property taxes are separate.
Can I sell my Alabama house if it is in foreclosure?
Often, yes, if you close before the foreclosure sale. A mortgage with a power of sale lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. After the sale, certain people may have a limited right to buy the house back, called redemption. For residential property with a homestead exemption claimed in the year of sale and a mortgage signed on or after January 1, 2016, the usual redemption period is 180 days. Other property and older mortgages generally have a one-year period. For qualifying homestead property, missing required notice can change when the redemption clock starts, but it cannot extend redemption beyond one year after foreclosure. Redeeming means paying the sale price, interest, and lawful charges, which can include improvements, taxes, and insurance. If the purchaser also owns the mortgage debt, the remaining debt and interest can be due too. Redemption is not extra time to stay in the house. A debtor or mortgagor still in possession must leave within 10 days after the purchaser’s written demand or risk losing redemption rights.

Can I ask about selling an inherited house before every paper is ready?
Yes. Start with the Florence property address and the estate papers you already have. Before a sale closes, the right person must have authority to sign; the title company or an attorney can review the actual estate records and deed for that situation.
Can I ask about a house with a mortgage, lien, or back taxes?
Yes, you can ask about a sale while those balances are part of the picture. When you sell to us, we pay the closing costs, including Alabama's deed tax; that does not pay your mortgage, liens, back taxes, or share of current property taxes. Compare the actual balances with the written terms for the house.
Can I call before I have everything figured out?
Yes. Start with the property address, what you know about the house, who lives there, and the question you are trying to answer. A notice, lease, deed, or estate paper may help with the next question, but you can call before you have everything sorted.
