Can I sell my Florence house in foreclosure?
Yes. If the master commissioner’s auction has not happened, you may still have time to sell before it. We can review your notice, mortgage payoff, and title details with you and work toward closing.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Call or use the form to talk through the sale date you’re facing.
We answer 24/7 at 888-274-5006.
How we help with a foreclosure sale
We look at the house as-is. You get a written offer and written terms before you commit, and we close through a title company. We work with you and the title company on the mortgage payoff and closing details.
When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. No agent commissions when you sell to us. No fees.
A mortgage foreclosure and a property-tax sale are different
A Kentucky mortgage foreclosure is a lender’s lawsuit in Circuit Court. If the lender wins a judgment, the court orders the house sold at a public auction run by a master commissioner.
Court rules generally require the master commissioner to hold the sale within 90 days after the case is referred. Two disinterested people appraise the house first, and the sale is advertised at least once between 7 and 21 days before the auction. The court must confirm the sale before the buyer gets a deed.
Those are mortgage-foreclosure deadlines. A delinquent property-tax sale has separate notices and deadlines, so we look at a tax-sale notice separately from the mortgage auction date. For delinquent Boone County property taxes, see the Boone County Clerk’s delinquent-tax information.
If the foreclosure sale brings less than two-thirds of the appraised value, Kentucky law lets the owner redeem within six months by repaying the sale price plus 10% interest and certain costs. Read KRS 426.530 on redemption, KRS 426.560 on sale advertising, and the Kentucky Supreme Court’s master commissioner sale rules.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
We can review the mortgage payoff and other title details with you and the title company as we work toward closing.
