Start with what you keep

Compare the money, not only the sale price

Your net depends on the written sale price and costs such as repairs, selling expenses, mortgage payoff, liens, back taxes, and your share of current property taxes. Change the assumptions in the calculator to compare possible listing and cash-sale proceeds for your Frankfort house.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Frankfort seller questions, answered

How much of the sale price would I keep?

The gross sale price is not the amount you keep. Compare the sale price with selling costs, your mortgage payoff, liens, back taxes, and your share of current property taxes. The home-sale calculator lets you compare a listing and cash-sale estimate using assumptions you can change.

What is the difference between a Cash Offer and EZ Sale?

Cash Offer is a direct purchase by USA Home Buyers, with a lower price and a term of 30 days or less. EZ Sale goes to one of our partners, with a higher price than the Cash Offer and a term of 60 days or less. Both are listed with no repairs, no commissions, and no closing costs. Compare the written numbers and choose what works for you.

Do I have to repair or clean out my Frankfort house first?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can tell us what needs work without taking on that work first.

When can I get an offer, and how long does each option take?

We'll give you a written cash offer within 24 hours. Cash Offer is listed at 30 days or less; EZ Sale is listed at 60 days or less. You receive written offer terms before you commit, and closing is through a title company.

How does Kentucky real estate transfer tax work?

Kentucky charges 50 cents for each $500 of value or fraction of $500, about 0.1%. By law, the grantor—the seller—owes the tax, and the county clerk collects it before the deed can be recorded. Some transfers are exempt, and recording fees are separate. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.

Can I still sell if a Kentucky foreclosure case has started?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and after a judgment the court orders a public auction run by the master commissioner. The court must confirm the sale before the buyer gets a deed. Our agreement of sale will often get a master commissioner's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. If the sale price is less than two-thirds of appraised value, the owner can redeem within six months by repaying the sale price plus 10% interest and certain costs. Check the actual court papers and dates; the agreement does not change the court's deadlines.

Can I call before I have all the paperwork figured out?

Yes. Start with the property address, what you know about its condition and occupancy, and the timing or question on your mind. If an estate, lease, lien, tax notice, or court paper is involved, tell us what you have; you do not need every answer before calling. Written offer and written terms come before you commit, with a title-company closing.

Can you review a tenant-occupied or inherited house?

Yes. We can review tenant-occupied and inherited Frankfort houses. Share the lease and access details, or the estate papers and who may be authorized to sign. The person signing and that person’s authority must be clear before closing; a title company or your attorney can review the specific documents.

Can I ask about a house with a lien or code notice?

Yes. Tell us what the notice says and share the property details you know. A lien, tax balance, or code issue needs to be identified for the specific property; the sale itself does not tell you the amount or who is responsible for it.

Start with a question

You can call before everything is figured out

Call 888-274-5006 with the address and the question you have. You do not need to have every document or decision ready first. If there is a deadline, share the date and the notice that shows it.

For deed and recording questions, contact the Franklin County Clerk

The county clerk records deeds and collects Kentucky real estate transfer tax before a deed can be recorded. Use the clerk’s official records pages for the local starting point.
