How we help

We review the house as-is. You get a written offer and written terms before you commit, and we close through a title company.

Your mortgage balance, liens, back taxes, and share of current property taxes remain separate from our closing costs. You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. No agent commissions when you sell to us. No fees.

Which sale is on your notice?

A mortgage foreclosure and a property-tax sale are different proceedings, with different notices and deadlines. The Tennessee rules below cover the usual non-court trustee-sale process; tax-sale dates follow a separate process.

Mortgage foreclosure: notice and sale dates

Many Tennessee home loans use a deed of trust. If it gives the trustee a power of sale, the trustee can auction the house without first filing a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least twice in a newspaper published in the county, and the first notice must be at least 20 days before the sale. A third-party internet posting company must post the notice for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. See Tenn. Code Ann. § 35-5-101, as amended by 2025 Public Chapter 515 and the Tennessee Secretary of State's list of third-party posting companies.

Unless the loan papers forbid it, the sale may be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is postponed more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. Keep using the date on your notice unless the trustee confirms a change.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives you a two-year right to redeem unless the deed of trust or mortgage expressly waives it (Tenn. Code Ann. § 66-8-101). A court-ordered sale follows different rules, with deadlines set by the court.

Property-tax sale: a separate notice and deadline

A tax sale concerns unpaid property taxes, not a lender's mortgage or deed of trust. Its notices and dates are separate, so do not use mortgage trustee-sale deadlines to work out a tax-sale date. Follow the tax notice and contact the Trustee or Clerk & Master office handling the record to confirm the current status.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.

A title company can review the payoff and other figures needed for closing.

What happens next

  1. Contact us with the address and date. Share the Greeneville-area property address and the date on the notice. You do not need to wait until you have every payoff detail to call.
  2. Review the written offer and terms. We review the house as-is and give you written terms before you decide whether to move forward.
  3. Check title and payoff figures. If you choose to proceed, a title company can review title, mortgage payoff figures, liens, and back taxes.
  4. Work toward closing before the sale. Close as fast as 7 days when title and closing details allow.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

No. A property-tax sale and a lender’s mortgage or deed-of-trust foreclosure are separate processes with different notices and deadlines.
