Direct as-is sale

Start with the house as it sits. You can review written price and terms without first repairing, cleaning, or clearing the property. Put the offer beside the payoff, liens, taxes, and other costs that apply to this house.

Listing or selling it yourself

Ask an agent or plan a seller-managed sale around the actual property. Include repair bids, cleanout, photography, showings, inspection responses, any listing costs, buyer financing, and the insurance, utilities, taxes, and loan payments while you wait.

A listing may fit a house that is ready to show and a seller who can manage the preparation and timeline. Compare likely proceeds after costs, not only the asking price.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Closing questions

Check who can sign, the notice date, and the closing figures

Inherited property: who can sign?

A Tennessee house usually passes at death to the heirs or people named in the will. If the will puts the house under the personal representative’s control or gives that person power to sell it, the representative appointed by the probate court can usually sign; the court’s letters show their authority. Otherwise, the heirs or beneficiaries who own the house generally all need to sign the deed.

If the estate’s other assets cannot pay its debts, the personal representative or a creditor can ask the court to order a sale involving everyone with an interest in the house. Tennessee’s small-estate process covers personal property, not a house (Tenn. Code Ann. §§ 31-2-103, 30-2-402, and 30-4-102). If you need an estate attorney, we can help you find one.

Foreclosure: use the actual trustee-sale notice

Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. A third-party internet posting company must post it for at least 20 consecutive days, and the trustee must mail you a copy by registered or certified mail by the first newspaper-notice date.

Unless the loan papers forbid postponement, a sale may be postponed one or more times without a new newspaper notice, but it must still happen within one year of its original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed at least 10 days before the sale. For a deed-of-trust or mortgage sale without a court judgment, Tennessee law gives a two-year right to redeem unless the loan document expressly waives it (Tenn. Code Ann. § 66-8-101). A court-ordered sale has different rules.

We'll give you a written cash offer within 24 hours.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Tennessee realty transfer tax and closing costs

Tennessee charges realty transfer tax when a deed is recorded: 37 cents for each $100 of the price paid or the property’s value, whichever is greater. A $100,000 taxable amount owes $370. State law makes the buyer responsible; the county Register of Deeds collects the tax for the state. The deed states the price or value under oath. It is a state tax, not a separate Greeneville or Greene County tax. Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor’s deed carrying out a will, and transfers into or out of a revocable living trust.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
