Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the sale price or the property's value, whichever is greater. State law makes the buyer responsible, and the county register of deeds collects the tax for the state. The deed states the price or value under oath. Some transfers may be exempt, including certain transfers between spouses, divorce settlements, an executor's deed carrying out a will, and transfers into or out of a revocable living trust.
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax.
Your mortgage, liens, back taxes, and share of current property taxes are separate. The transfer tax is a state tax, not a Greeneville city tax.
Greeneville is Greene County's county seat, but the Town of Greeneville and Greene County are separate local-government jurisdictions. County GIS supports both and maintains a countywide map reference; confirm an address-level town boundary with the appropriate local office.
