Hannibal seller questions, answered
Can I sell my Hannibal house without fixing or cleaning it first?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
How do I compare what I would keep from each way of selling?
Compare the money left after the costs that apply to your house, not just the headline sale price. Repairs, cleanout, commissions, carrying costs, a mortgage payoff, liens, and taxes can change the net amount. The calculator lets you change assumptions; the title company confirms the final settlement figures.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs. No agent commissions when you sell to us. No closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.
How soon can I get a written offer, and when would the sale close?
We give written cash offers in 24 hours. You can review the written offer and terms before you commit, and we close through a title company. Close as fast as 7 days when title and closing details allow. The comparison lists Cash Offer at 30 days or less and EZ Sale at 60 days or less.
What closing charges apply when a Missouri house sells?
Missouri's Constitution bars the state, counties, and other local governments from imposing new taxes on the sale or transfer of real estate after December 2, 2010. County recording fees still apply: $5 for the first deed page and $3 for each additional page, plus per-document fees state law adds. The title company or closing professional confirms the exact recording charges. When you sell to us, we pay the closing costs. That does not pay your mortgage balance, liens, back taxes, or your share of current property taxes.
Can I sell my Missouri house if a trustee’s foreclosure sale is scheduled?
A sale may still be possible if the loan can be paid off before the sale. When a home loan is secured by a deed of trust with a power of sale, the lender can foreclose through a trustee's sale without a court case. The sale is held in the county where the property is, with at least 20 days' notice published in a newspaper and mailed by certified or registered mail to the owner of record. If the lender or someone acting for it buys at the sale, the owner can redeem within one year. To keep that right, the owner must give written notice of intent to redeem at the sale or within ten days before it, then file a court-approved bond within 20 days after the sale. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I call before I have every paper figured out?
Yes. Call with whatever you know about the house and your timing. We can talk through what questions remain; you do not need to gather every document first.
