Money and choices
Compare what you keep, not just the sale price
Net proceeds are what remains after costs and property-specific obligations. Compare the written numbers with repairs, commissions, cleanout, holding costs, payoff, liens, taxes, and the work of listing. The right comparison depends on the house and the route you choose.
Compare possible Helena net proceeds with the calculator →Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Helena
Can I sell my Helena house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what work is needed and what you know about the property.
How soon can I get a written cash offer, and what do I see before deciding?
We give written cash offers in 24 hours. You receive a written offer and written terms before you commit; closing is through a title company.
How do I compare what I might keep from selling?
Compare net proceeds, not just the sale price. Repairs, commissions, cleanout, holding bills, mortgage payoff, liens, back taxes, and your share of current property taxes can affect what remains. Use your own numbers for each option.
Does Montana charge a transfer tax when I sell a house?
No. Montana has no state, county, or city tax on the sale or transfer of real property. A realty transfer certificate must be filed with the county clerk and recorder when the deed is recorded. The certificate helps update ownership and appraisal records and asks whether water rights go with the property. If a water right transfers, state water-right ownership records must also be updated; that step does not apply when the property uses a public water supply. When you sell to us, we pay the closing costs. That does not pay your mortgage, liens, back taxes, or your share of current property taxes.
Can I sell if a foreclosure sale is coming up?
Often, yes, if you close before the foreclosure sale. Many home loans on 40 acres or less use a trust indenture, which lets the lender skip court and hold a trustee's sale. For that route, the notice of sale must be recorded and mailed at least 120 days ahead, then published for three weeks and posted on the property at least 20 days before the sale. Before the sale, you can generally bring the loan current by paying the amount in default plus allowed costs and fees. Principal due only because the lender accelerated the balance is excluded from that cure amount, but principal already due at maturity must still be paid. A trustee's sale has no redemption period; a court foreclosure is different, and the owner generally has up to one year after the sale to redeem. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I start a conversation about an inherited house before every paper is ready?
Yes. You can ask about the property before every estate document is gathered. The person signing and that person’s authority must be clear before closing; the estate papers and title review help establish that.
Can I sell a Helena rental while a tenant is living there?
Yes. We can review tenant-occupied properties. Tell us about the lease, access limits, rent situation, and any notices already involved. Keep following the lease and any court process that applies.
What should I have ready before I call?
Start with the Helena address, what you know about the condition and occupancy, and the timing you are working with. A deed, lease, estate paper, payoff statement, tax notice, or court notice may answer a later question, but you can call before you have everything figured out.

You can call before you have everything figured out
Start with the property address and what is making the sale hard to plan. A lease, estate paper, payoff statement, or foreclosure notice may help with the next question, but you do not need to gather every document before calling.
