Can I Sell My Hickory, NC House in Foreclosure?
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

How we work toward closing
We review the house and the timing with you, then put any offer and terms in writing before you commit. If you choose to move forward, a title company checks ownership, payoff information and closing requirements and handles the closing.
When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, liens, back taxes and share of current property taxes are separate from that closing-cost promise. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
If you're worried the payoff is too high, ask for the current figures so the title company can review them against the sale and other recorded claims.
How a North Carolina mortgage foreclosure works
Many North Carolina home loans use a deed of trust with a power of sale. That lets the lender ask the clerk of superior court for a foreclosure hearing instead of starting with a lawsuit. For a qualifying loan on your main home, the servicer must mail a notice at least 45 days before filing for the hearing. That rule does not cover every loan, including home-equity lines and reverse mortgages. The hearing notice must be served at least 10 days before the hearing. The clerk checks for a valid debt, a default, the right to foreclose and proper notice. If the clerk allows foreclosure, you have 10 days to appeal.
If the process goes to sale, the notice is posted at the courthouse for at least 20 days and published in a newspaper once a week for two weeks. The sale is a public auction. After the sale report is filed with the clerk, anyone may make a qualifying upset bid during the 10-day period: it must beat the high bid by at least 5% and at least $750. Each new upset bid starts another 10-day period. If the last day falls when the clerk's office is closed, the deadline moves to its next open day.
Until the last upset-bid period ends, paying the loan and sale costs in full stops the foreclosure. A sale of your house that closes in time can make that payoff. Once a 10-day period ends with no new bid, the sale is final. A signed purchase agreement alone does not establish that a court or statutory deadline has changed, so confirm the actual status and dates promptly.
Read the North Carolina Judicial Branch foreclosure guidance, G.S. 45-102 on the pre-hearing notice, G.S. 45-21.16 on the hearing and appeal, Article 2A on sale notices and upset bids and G.S. 45-21.20 on payoff before the upset-bid period ends. Your actual notices and case record control.
A tax sale has separate notices and dates
A mortgage foreclosure is based on a loan; a tax-sale notice concerns unpaid property taxes. The mortgage-hearing, auction and upset-bid dates above are not a tax-sale deadline. For a property-tax account question, contact the Tax Office in the county named on the notice. Follow the notice and any court papers for the dates that apply to a tax sale; do not substitute the mortgage timeline.
Hickory's mapped city area intersects Burke, Catawba and Caldwell Counties, but that boundary overlay does not identify the county for a specific parcel. Check the address, parcel information and notice before choosing a county office. The Census TIGERweb place-and-county map data shows the boundary intersection, not a parcel-specific county assignment.
Think the payoff is more than the house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
Ask the lender for a current payoff and have the title and lien details reviewed. A lender's decision depends on the specific loan and sale; we can't promise a reduction for your transaction.
What happens next
- Call us or send the form with the property address, county if known, and any hearing or sale date. We'll ask about the house and what the notices say.
- We review the property and provide written offer terms before you decide whether to proceed.
- If you accept, a title company checks ownership, payoff figures and liens, and works through the closing requirements. You should confirm any court, lender or tax deadline with the office or professional handling that matter.
- The title company handles closing if the title and payoff requirements can be met in time. An offer or contract does not change a court date by itself.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Foreclosure Questions for Hickory, NC Sellers
Can I sell my Hickory house before a North Carolina foreclosure sale?
Often, yes, if the sale closes in time to pay what is required. The stage matters: North Carolina mortgage foreclosures can include a clerk hearing, public auction and a 10-day upset-bid period that restarts with each qualifying new bid. Check your own notices and case status promptly.
How do I know which county handles my Hickory property?
Hickory intersects Burke, Catawba and Caldwell Counties, but the city boundary does not assign a specific parcel to a county. Use the property address, parcel information and county named in your court or tax notice to choose the right office.
Is a tax sale the same as a mortgage foreclosure?
No. A tax-sale notice concerns unpaid property taxes; the mortgage procedure and dates on this page are not a tax-sale deadline. Use the county named in the tax notice and contact its Tax Office about the account. Follow the notice and court papers for any separate tax-sale date.
What if the mortgage payoff is more than my house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before. Get a current payoff and have the title and lien details reviewed; a lender's decision on a particular payoff depends on that file.
Does the foreclosure auction always end the process?
Not immediately. After the sale report is filed with the clerk, the upset-bid period generally lasts 10 days. A new qualifying bid starts another 10-day period. Once the final period ends without a new bid, the sale is final. Check the filing and current deadline with the clerk handling the case.
What closing costs and payoffs are included if I sell to you?
When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, liens, back taxes and share of current property taxes are separate from that promise. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
