The short answer

Compare what you keep with the work and cost of listing

Start with the condition, access, occupancy, ownership, payoff, and timing for your house. A listing can make sense when the home is ready to show and you can carry the preparation and wait. A direct as-is sale gives you another written number to compare before taking on repairs or cleanout. Put the likely costs and terms beside each option before deciding.

Listing the house

A listing may fit when the house is ready to show and you have time for repairs, cleaning, showings, inspection responses, buyer financing, and the wait for closing. Compare the likely sale price with commissions, repair and cleanout costs, utilities, taxes, insurance, mortgage payments, and any other costs while you wait.

A direct as-is sale

You can compare a written offer and terms without first repairing, cleaning, or clearing out the house for us. Put the offer beside your payoff, taxes, recorded claims, occupancy details, and the costs and timing of your other option. The property and title still need to be reviewed before a closing plan is set.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Steps and numbers

Use market measures as context, not as a price for your house

Each available measure keeps its source, geography, and period together. A market figure is not a valuation or an offer for your address; compare it with the condition, costs, and timing that apply to your house.

Sale price and money left after costs are different numbers. Compare a listing estimate with repairs, cleanout, commissions, carrying costs, taxes, and the costs that apply to your property.

Useful local facts

Check the address before planning records or repair work

Hickory and three county governments

Census mapping shows the City of Hickory boundary intersects Burke, Catawba, and Caldwell County boundaries. The city and county governments are distinct, and the city-level map does not assign a particular parcel to a county. Check the property's actual location before contacting a county office or relying on county-specific records.

Historic-property work

Hickory's Historic Preservation Commission reviews applications for Certificates of Appropriateness when someone proposes changes to a local historic landmark or a property in a locally designated historic district. That does not establish the status, age, condition, or work requirements for a particular address, so check the address before budgeting planned modifications. The City identifies Downtown Hickory as its central business district and points to Union Square and City Walk there.

Paperwork, costs, and deadlines

Check who can sign, occupancy, taxes, and any sale date

Written offer and written terms before you commit; title-company closing. Ask the title company to check ownership records, payoffs, settlement items, documents, and funds for the property.

Inherited house: who signs?

Start with the deed and the estate or court papers. The Hickory city boundary crosses three county boundaries, so first confirm which county has the property records and court contacts you need. Ask the title company to review the recorded owners and estate papers for this address and identify who must sign. If authority is unclear or disputed, ask an estate attorney.

Catawba County Clerk of Court · Burke County Clerk of Court · Caldwell County Clerk of Court

Tenants and occupancy

If a tenant lives in the house, compare the lease, who has access, notices already received, and the possession plan you want considered. A sale does not by itself settle the lease or set a move date. Check the actual lease and court papers before setting dates, and ask an attorney about a legal dispute.

North Carolina excise tax on conveyances

North Carolina charges an excise tax on conveyances when a deed transfers real estate. The rate is $1 for each $500 of the price or value, and any part of $500 counts as a full $500. That is $200 on a $100,000 sale. By law, the seller pays it to the county register of deeds before the deed is recorded, and the register marks the deed to show it was paid. Some transfers are exempt, including gifts, transfers under a will or by inheritance, and transfers where the buyer pays nothing.

When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, liens, back taxes, and share of current property taxes remain separate.

If a foreclosure sale is scheduled

Can you still sell your North Carolina house in foreclosure? Often, yes, if the sale closes in time. Many North Carolina home loans use a deed of trust with a power of sale. That lets the lender foreclose through a hearing before the clerk of superior court instead of a lawsuit. For a qualifying home loan on your main home, the loan servicer must mail you a notice at least 45 days before filing for the hearing. This rule does not cover every loan, including home-equity lines and reverse mortgages. The hearing notice must be served at least 10 days ahead. At the hearing, the clerk checks for a valid debt, a default, the right to foreclose and proper notice. If the clerk lets the foreclosure go ahead, you have 10 days to appeal. The notice of sale is posted at the courthouse for at least 20 days and published in a newspaper once a week for two weeks. The sale itself is a public auction. Then comes the upset bid period: for 10 days after the sale report is filed with the clerk, anyone can beat the high bid by at least 5% (and at least $750). Each new upset bid starts another 10-day period. If the last day falls when the clerk's office is closed, the deadline moves to its next open day. Until the last upset bid period ends, paying the loan and the sale costs in full stops the foreclosure. Once a 10-day period ends with no new bid, the sale is final.

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Where to find help

County records, permits, and local seller resources

Permits, inspections, housing, and nuisance questions

The City of Hickory Permit Center coordinates development approvals and occupancy of existing buildings and directs building-code questions to Catawba County Building Services. Burke and Caldwell Counties publish separate inspection contacts. Check which office handles the exact address; these pages do not establish a universal sale-clearance requirement.

Hickory Code Enforcement lists housing and nuisance responsibilities. Its page does not by itself establish a rental-registration, point-of-sale inspection, or transfer-certificate rule.
