Helpful local rules

Check the municipality and the kind of tax notice

A property assessment is not the same as a current tax bill or a delinquent-tax claim. Indiana County sends current bill and payment questions to the collector for the property’s municipality. For a house inside Indiana Borough, contact the Borough’s Real Estate Tax Collector; for a house elsewhere in the County, use that municipality’s collector. For delinquent county or municipal real-estate taxes and tax-sale questions, contact Indiana County Tax Claim. Have the parcel address and current bill or notice ready and ask the office for the current account status.

Borough code and occupancy questions also depend on the actual address. Indiana Borough says occupancy limits depend on zoning district and directs owners to Borough Planning & Zoning. Call the Borough with the address; for a property in another municipality, use that municipality’s local contact.

For a mortgage-foreclosure Sheriff sale, use the County Sheriff’s current notice and sale information. The County says these sales are conducted online through Bid4Assets; a Tax Claim tax sale is a different process.

What our sellers say

“After my mother passed, my brother and I inherited her house off Derry Street. Neither of us lives in Harrisburg anymore, and the thought of cleaning it out and making repairs before listing felt impossible. USA Home Buyers made us a fair offer and closed in 12 days. We didn't have to touch a thing.”
Sandra M.Inherited Property — Estate Sale
“I was four months behind on my mortgage and the notices were stacking up. I didn't even know I could sell and still come out with money. USA Home Buyers explained the whole thing, the offer was fair, and we closed before things got worse. Huge weight off my shoulders.”
James R.Behind on Payments — Pre-Foreclosure
“I had a tenant who stopped paying rent and refused to leave. I was paying the mortgage out of pocket for months. USA Home Buyers bought the property with the tenant still in it. That was the end of my landlord days. Done.”
Carol T.Rental Property — Problem Tenant

Questions about Indiana County offices and records

Which Indiana County office handles assessed value or assessment records?

Use the Indiana County Tax Assessment Office for assessed value and assessment-record questions. It is separate from the local collector who handles current tax bills and from Tax Claim, which handles delinquent-tax and tax-sale questions.

Where do I ask about a current tax bill or delinquent taxes?

For a current bill, contact the collector for the property’s municipality. Indiana Borough lists its own Real Estate Tax Collector for Borough properties. For delinquent county or municipal real-estate taxes and tax-sale questions, contact Indiana County Tax Claim at 724-465-3810.

Where do I look for a deed versus a court judgment?

The Indiana County Register/Recorder office handles deeds and recorded land documents. A court judgment is a court record, not a deed record; start at the Indiana County Court of Common Pleas page and follow its current directions for the case record.

Who handles code, inspection, or occupancy questions for an Indiana property?

For an address inside Indiana Borough, contact Borough Code Enforcement / Planning & Zoning. The County lists other municipalities separately, so confirm the property’s municipality and use its local office for Borough-level questions.

Who can confirm an Indiana County mortgage-foreclosure Sheriff sale?

Contact the Indiana County Sheriff’s Office and check the current official notice and sale information. The County says mortgage-foreclosure Sheriff sales are conducted through Bid4Assets; Tax Claim tax sales are a separate process.
