Money and choices

Compare what you keep, not only the sale price

Your equity is what remains after the sale price and the property's actual costs and obligations are accounted for. A mortgage payoff, liens, back taxes, and your share of current property taxes are separate from the sale price. Compare the written numbers against the expenses and time attached to each option.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Can I call before I have every property or estate paper?

Yes. You can call before every document is gathered. Start with the property address, what you know about its condition and occupancy, and your timing. You receive a written offer and written terms before you commit; closing is through a title company. The title and estate records for the specific house determine what must be confirmed before closing.

Read the Kearney seller guide for more on the sale process and paperwork.

Can I ask about an inherited Kearney house before the estate file is complete?

Yes. You can start the conversation before every estate document is in hand. The person signing must have authority for that property before a sale can close; the estate records and title review determine what is needed for the house.

Can you review a Kearney rental while a tenant still lives there?

Yes. We can review a tenant-occupied house. Tell us about the lease, occupancy, access, rent, and any plan for possession so those details can be considered with the property and written terms.

Can I sell a Nebraska house after foreclosure starts?

Often, yes, if a sale can close before the foreclosure sale. The steps depend on whether the loan is secured by a trust deed or a mortgage. With a trust deed, the trustee records a notice of default with the county register of deeds. For one month after recording, you can generally cure a payment default before the loan's original maturity by paying what is due plus allowed costs and fees; certain farm properties have two months. After at least that period, the trustee publishes notice of sale once a week for five weeks; the last notice is 10 to 30 days before the sale, and a copy must be mailed at least 20 days before. A trustee's sale is a public auction, and there is no right to redeem the house afterward. With a mortgage, the lender must go to court. Within 20 days after the court's decree, you can file a written request to delay the sale; the delay can be nine months. For covered residential mortgages, it is three months if the original final payment was more than 20 years after the foreclosure complaint was filed, or six months if it was more than 10 but no more than 20 years after filing. You can redeem by paying the court judgment, interest, and costs before the court confirms the sale; after an auction to a buyer other than the plaintiff, the statute also requires interest on that buyer's purchase price. If you live in the house and a foreclosure has started, Nebraska generally lets you cancel a qualifying contract to sell to a business buyer until midnight of the third business day after signing, or noon on the last business day before the sale, whichever comes first. There is no cancellation right if you first agree to the purchase on or after that noon deadline. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Read the Kearney foreclosure page and organize the deadline documents.
