Tennessee charges realty transfer tax when a deed is recorded. The rate is 37 cents for each $100 of the price paid or the property’s value, whichever is greater; a $100,000 taxable transfer owes $370. Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor’s deed carrying out a will, and transfers into or out of a revocable living trust.
