What should I know about Louisiana closing and recording costs?

The parish clerk records the deed. Louisiana’s basic statutory recording fee is $100 for a document of one to five pages; longer documents, extra indexed names, and other services can add charges. Can I sell a house while a tenant is living there?

Yes. Have the leases and deposit records ready so the closing attorney can arrange the transfer. A sale does not by itself end the agreement between landlord and tenant. A recorded lease can bind a buyer, while the buyer does not automatically take on every personal lease obligation of the seller; address the rights and obligations at closing. If you plan to end a residential month-to-month tenancy, Louisiana’s basic rule is written notice at least ten calendar days before the end of the month. Can I sell a house with code violations or an unsafe-structure notice?

Often, yes, but an open order or lien still needs to be dealt with. A parish or city can order an unsafe building repaired or demolished after required notice and a hearing. A condemnation notice recorded in the mortgage records can bind the next owner; government demolition or maintenance costs can become a lien, and the owner can remain personally liable. What if there are back taxes, liens, or a foreclosure sale date?

A sale does not by itself settle every balance. The title company and closing professionals confirm the actual payoffs, notices, and settlement treatment for the property.
