Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remains after sale costs, mortgage payoff, liens, and other property obligations. Compare the written numbers with the costs and work you would take on through another sale path.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays closing costs and Georgia real-estate transfer tax?

Georgia real-estate transfer tax is based on the sale price, and the sales contract can assign payment to the buyer. When you sell to us, we pay the closing costs, including Georgia real-estate transfer tax. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate.

Can I sell a rental with tenants still living there?

An ordinary sale does not itself end an apartment lease. Georgia’s Department of Community Affairs says a new owner is generally subject to the existing lease terms. The former owner must transfer the security deposit to the new owner, who becomes responsible for it, or refund it to the tenant. Share the lease and deposit records with the buyer; the handbook describes different consequences after foreclosure.

What if I have a Georgia foreclosure notice?

For a Georgia power-of-sale foreclosure, the sale is held on the first Tuesday of the month at the county courthouse. Notice must be published once each week for four weeks, and the lender must send the borrower notice at least 30 days before sale. A completed, valid power-of-sale foreclosure has no post-sale redemption period. Confirm any postponement rather than relying on a discussion or unsigned agreement.

Can an inherited house be sold before probate closes?

A Georgia personal representative may sell estate real property before probate closes when the will grants a power of sale or the probate court grants authority. Without authority in the will, the personal representative must ask the probate court for leave to sell. Being an heir or named executor alone is not enough to sign. The will, appointment, court order, and title record determine who may convey. If you need an estate attorney, we can help you find one.

Can I sell a house with an open code violation or repair order?

A sale does not by itself tell you whether an order, recorded lien, repair deadline, or occupancy restriction has been satisfied. Local governments enforce construction codes and may adopt certain permissive codes, so the city or county can matter. The City of Leesburg directs code-enforcement matters to Lee County Code Enforcement. Check the current notice and issuing office for the property.

Start with the property address, what you know about its condition, who lives there, and your timing. A deed, lease, will or appointment, lender notice, tax bill, or code notice can help answer a follow-up question, but you can call before every document is gathered.
