What we do
We buy Liberty houses as-is, including homes with tenants still living there. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
If you and the tenants would rather arrange a move-out, we can talk about whether cash-for-keys may work better for everyone. Tell us what you would like to happen with the house and tenancy.
Bring us the tenancy problem
Lease timing, limited access, needed repairs, late rent, or a move-out conversation getting in the way? Tell us what is happening, and we can talk through the house and tenancy with you.
Call 888-274-5006.
What happens next
We talk through the lease, who lives in the house, its condition, access, and what you want to happen with the tenants.
1. Talk through the lease and house
Tell us what you know about the lease, occupancy, access, rent, deposits, repairs, and timing. We can start with the problem you are facing.
2. Review the written offer and terms
You get a written offer and written terms before you commit, and we close through a title company.
3. Settle the sale and tenant handoff
If you decide to sell, the written sale terms and closing documents can account for the lease, rent, security deposit, and agreed possession details.

Missouri tenant rights, notice, and security deposits
Missouri law on transferring rented property — RSMo §441.140
Missouri generally lets an owner transfer rented property and the right to future rent without tenant consent, unless the lease says otherwise. The buyer becomes the landlord. Selling the house does not by itself end the lease or require tenants to move.
Missouri law on rent after a sale — RSMo §441.130
The new owner may collect future rent. A tenant who pays the old owner before receiving notice of the sale is protected under Missouri law.
Missouri month-to-month notice — RSMo §441.060
If you want to end a month-to-month tenancy, Missouri generally requires written notice so it ends on a rent-paying date at least one month after the tenant receives notice. Selling the house is not that notice.
Missouri security deposits — RSMo §535.300
Missouri caps a security deposit at two months’ rent. When the tenancy ends, the landlord generally must return it within 30 days or give an itemized list of lawful deductions and return the balance. The purchase agreement and closing statement should account for the deposit when the house sells.

Liberty tenant-occupied seller questions
Can I sell my Liberty house while tenants are still living there?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Does selling the house make the tenants move?
No. Missouri generally lets an owner transfer rented property and the right to future rent without tenant consent, unless the lease says otherwise. The buyer becomes the landlord, and the sale itself does not end the lease or require the tenants to move.
Who gets the rent after the sale?
The buyer becomes the landlord and may collect future rent. A tenant who pays the prior owner before receiving notice of the sale is protected under Missouri law.
How much notice ends a month-to-month tenancy?
A month-to-month tenancy generally ends on a rent-paying date at least one month after the tenant receives written notice. Selling the house is not that notice.
What happens to the security deposit?
Missouri caps a security deposit at two months’ rent. When the tenancy ends, the landlord generally has 30 days to return it or give an itemized list of lawful deductions and return the balance. The purchase agreement and closing statement should account for the deposit when the house sells.
